I had some free advice off one of them a few years ago but I decided against using them.

I used Grundy's for my house purchase, but it was actually Liz Delph that dealt with it. Took months to go through, then one day Liz wasn't there.. Janet took over my purchase and it was sorted within 3 weeks! Dunno what happened to her afterwards, think she joined one of the other firms in town.

All I can see on there so far is pretty basic:

1. all repointing shall be executed in lime mortar; and
2. a requirement to submit a method statement for the installation of the new toilets and the protection of the tiled floor.

Re. Planning application 16/23720/FUL
I refer to the above application and make the following comments:

1. Noise from the externally mounted condensing unit should not cause a nuisance to any nearby domestic residences.
2. If a smoking areas/ structure is provided, more than 50% of the total area of the sides of the smoking area must be open. Once this has been achieved, climbing plants, additional trellis etc. should not be added to the sides of the area as these could make the structure substantially enclosed.
3. There should be a sink and a separate wash hand basin to the bar area.

The following conditions are recommended in order to safeguard nearby residential occupiers from undue disturbance during development:
1. All works, including demolition, site works and construction shall only take place between the hours of 8.00 am and 6.00pm Monday to Friday; 8.00am to 2.00pm Saturdays and not at all on Sundays or bank holidays.
2. Deliveries to the site shall only take place between the hours of 8.00am and 6.00pm Monday to Friday; 8.00am to 2.00pm Saturdays and not at all on Sundays or bank holidays. Delivery vehicles shall not park on the access highways to the site.
3. There should be no burning on site during development
4. All demolition materials shall be removed from site and properly disposed of.
5. Facilities shall be provided at the site and used when necessary for damping down to prevent excessive dust.
6. Road sweeping shall be carried out at regular intervals, both on the site and on the access highway to prevent excessive dust.
7. Any equipment which must be left running outside the allowed working hours shall be inaudible at the boundary of occupied residential dwellings.
8. Screening shall be provided to the site to protect residential dwellings from exposure to excessive noise.

Details of such work shall be agreed with the local authority and carried out before other works begin.

I hope it has some comfortable seating in there because I ended up sitting in an old church pew in a local pub recently and it was really uncomfortable .. it reminded me of my old Sunday School days.

Had a peep through the windows recently, this place is going to be bloomin well lovely, if it's a micro brewery place and done to a decent modern take on the new look modern micro brewery look, these micro brewery types tend to go for.

...try saying all of that, after a few crafts!

Joking aside comfortable seating is important. Last year I stopped in The Mytton & Mermaid Hotel which was in a lovely setting by the bridge but the seating let them down. I sat on one chair and the arm rest collapsed if I had some money I would in invest in that place because it has a lot of potential. It is supposed to be haunted as well but I didn't sense anyone roaming about at night except for my other half when he forgot where the ensuite was.
