Are there any pubs left in Stafford where we don't have to dodge dog bowls and sniffy things?

I don't know the ins & outs of any other establishment's policy, but Joxer Brady's/The Market Vaults has been dog-friendly since before I moved to Stafford in 2007, so it can hardly be considered a new thing...

Why won't the council let you have some tables and chairs outside?

I think it would encourage more people to visit your establishment

From what I've heard over the years I believe it's three-pronged:

1. The ownership of the green area between the Market Vaults & No.7 is ambiguous - it doesn't appear on anyone's deeds, although Marstons have been maintaining it for a number of years.

2. St Martin's Place is a designated route for emergency services, so pavement seating is out of the question.

3. The judge's residence opposite could potentially be disturbed by noise etc.

But I think it pretty much comes down to whether there's an inclination amongst our public servants to overcome these issues...

Have you taken legal advice? Because I am very close with a Birmingham property lawyer who I could ask for advice if you like. I used to work for a property lawyer so I think you need to contact the land registry which you can do yourself.(you don't need to pay a lawyer for that) I have ordered copies of the deeds for properties I own to check boundaries etc. I haven't needed to pay a solicitor to do that. I also think there is something about maintaining land for a number of years means you now own it especially if the previous owner hasn't bothered with it for years. I have pinched some of my neighbours land to use as a bin store and she doesn't mind because she doesn't want to maintain the land.

A little-known rule of law says that if you use someone else's land for a long enough period of time, you can actually acquire legal title to it. This rule is called “adverse possession.” In order to claim adverse possession, a person must use someone else's property for a period of years.
Goldilox doesn’t run the pub. 7 Market Square has its application for seating rejected, I’m sure the minutes of the licensing committee will still be available online. I don’t think many people think there’s a call for seating outside TMV. It just doesn’t strike me as the kind of place that needs it

You are correct, I do not run the pub. Any insight I have is entirly second hand, and there was probably a beer in my hand when I heard it, so feel free to take it with a pinch of salt.

I suspect various Vaults landlords who've watched their trade disappear to the Swan or Wetherspoons every time the sun comes out might disagree with you on the need for outside seating, though.

You must try again for outside seating and ask your regulars to support you by contacting the council about it. The town has become divided because of Riverside and you need to inject some life back into the quiet side of town.

You seem to be pinning a lot of responsibility on me here.

Just to be absolutely clear Ben Richards is the current landlord of the Market Vaults and I am not him.

You could probably count me along the aforementioned 'regulars', although fatherhood and high cholesterol mean I'm in there much less than I once was.

I'm sure he'll be glad of your support though. You could always pop in and offer your insights in person over a refreshing beverage ;)

Difficult to say, it looks as though it has incorporated adjacent buildings in that period, but difficult to tell if it was a complete rebuild
I'm still not sure about that end wall, it doesn't seem to fit with the rest of the building. The layoit of the bar is also an odd shape with a fireplace at an angle and a step up to the toilets .

Pretty sure it's three separate buildings that have been knocked together, plus an internal yard space that's been covered in at some point.
