In Penkridge they have a tradition on a Wednesday where everyone has to stop their cars about half a mile from the village to pay respect to the God Tat

There are ways around the queues of Wolverhampton & Stafford residents cluttering up the village.

I've got a good idea of where the top choice areas now, but some of the less-mentioned ones I'm not so sure about. What about the triangular area between Eccleshall Road and Stone Road? To the Northwest? I saw a house on Hawke Road that looked very nice but not sure if that's generally considered a good area? Not even sure what this area is called, so don't know how to do a search for it.

Holmcroft or Tillington will get you info on there, I'm not too sure where the boundary would be.

@tek-monkey would be a near neighbour and may have sharper info than I have.

Up North end generally if you're north of Holmcroft Road you're in the better part, and the further north the better it gets. Also in the main I think the Eccleshall Road side is better than the Stone Road. Don't get me wrong, it's not an exact line, but a good gauge.

Also once you head north east? of Greengate Street/Common Road it's better as well.

If you line up a few properties to view try going back to them on a Saturday night and walking the areas. It gives u an idea of the neighbours and noise levels

Or find a vantage point and view them all

I guess it depends what you are used to? I've never seen any trouble round here, and I've lived between here and commonside close for the last 9 years. Areas like Pitt Street tend to be a bit rougher but again crime seems fairly low up here.

We come from a good residential area in Chester, so like our quiet with green space basically. Demographic wise we prefer retirees and professional couples/families to youth if you know what I mean...

Sounds like you want baswich, weeping cross, Walton on hill to me but houses are on the higher price side there so you might struggle with your budget.

I don’t know what house prices are like on Castlefields but that might be worth a look. I’d also consider renting for a bit if you can as you’ll then get a feel for the town. Lots of very nice town centre apartments currently up for rent
