Wanted 3 bedroom property

Hi, I know this is not a property forum but I am getting desperate.

I live in Cannock but my landlord is selling the house I have lived in for 5 years! I need a 3 bedroom property and will consider most areas.

Now for the problems:
  • I am receiving housing benefits
  • I do have a dog
  • I have no option for a guarantor (I am 45 years old and parents are pensioners)
Housing benefits are being paid for my current home due to my personal family circumstances. This has not been an issue for the last 5 years that I have been in my current home. The dog is a Labrador and is my sons as she provides him with some comfort and security due to his disability.

References from my current landlord are not a problem as we have always maintained a very good landlord/tenant relationship.

Does anyone know of any PRIVATE landlords (No agents due to fees and always requiring a guarantor) who may have a property available in Cannock, Stafford or any of the surrounding areas that may be willing to consider me. I would be willing to do some cosmetic work and minor repairs to any property, I am also willing to negotiate a higher deposit or increased advance rent to offer a little additional security to any prospective LL.

Anything at all considered.

Shameless bump due to getting a little desperate, my landlord is pressing me to move ASAP as he wants the house sold and I would like to find another house quickly.

Any property at all will be considered, does anyone know any private landlords? I am willing to pay up to 6 months rent in advance (depending on how much the rent is)
