Choosing Stafford or Lichfield i.e. Price vs Toffs

Hi everyone! :haw:

Been a reader of this excellent forum for a little while, but now that it looks like a move up to Staffordshire is becoming a reality, thought i'd sign up for your wisdom and hopefully ongoing banter :stafford:

Starting a job in Birmingham at the end of the year hopefully, moving up from London (yeah another one of THOSE couples, but fear not, we're not from the SE originally), have had enough of renting until we die, and miraculously somehow scraped together some amount resembling a deposit for a house over the many wasted years we've been down here.

We'll rent for a while anyway after moving up, but the classic dilemma is upon us, do we go for the suburban Waitrose dream of Lichfield with it's Cathedral, market shops, wig wearing MP and ridiculous house prices (the more I visit I get the sense it's really not quite what it seems, whilst Lichfield itself may be safe, seems to have a lot of nearby criminals come into it to carry out their dirty deeds and treat themselves to a nice keyless car or two), or do we choose Stafford, very much what you see is what you get right?

First key point from the off, before the "don't move here" comments get fired my way, is that we're talking about a 25-30% difference in house prices, HUGE difference for us.

I'd be taking the train during peak times, driving off peak, so there doesn't seem to be much in it from that angle other than a few extra miles on the car, although being at the mercy of the M6 does make me a little nervous, a few more road options from Lichfield into Birmingham.

Another + for Lichfield is that it's not perhaps as vulnerable to a big employer shutting down, as there aren't really any, whereas Stafford is maybe more exposed to this, but seems to have held up pretty well over the years?

Crime rate pretty much the same for both, although Burntwood probably bumps the numbers up for Lichfield quite a bit.

Been up a few times exploring already so pretty well educated on the various areas, but always welcome "must avoid" lists :ninja:

Any thoughts/advice/opinions/experience very welcome and appreciated, thanks everyone! :up: :D

I think the amount of extra house you’ll be able to buy, or the “better” area you’ll be able to buy in, would put stafford ahead of Lichfield. But what’s important to you? Do you have kids or hope to have them in the future? In which case proximity to decent schools may be a point to consider. I know nothing about Lichfield’s schools but performance in Stafford is quite varied. Or are you interested in arts or sport or shopping or pubs? It depends if you’re happy to travel for those things in your free time, rather than choose somewhere that may have them on the doorstep

No kids (or plans to have) so not looking likely that schools are an issue for us, and we're pretty down to earth simple types so it's really just the basics, shopping, restaurants and pubs. I realise Lichfield has a lot going on but just don't think we'd take advantage of it.

Transport is a bit of an issue as other half doesn't drive, so need to be within a short bus or walking distance to a station, although she has seen a job in Stafford which could work out ok. Cannock Chase itself is of course brilliant but not a fan of the surrounding areas to the south to be honest. Boley Park would be where we'd like to buy if opting for Lichfield but looking at an extra £100k+ vs equivalent area in Stafford :eek:

Yeah perhaps Penkridge is just too quiet, prices don't seem much different from Stafford either.

Have I got my Stafford areas right (nicest to decent)?

Personally Lichfield is all fur coat and no knickers. Plenty of idiots there at night time. The new estates are vastly overpriced and the town centre has more charity shops than even Stafford. Train service into Brum is fine and its a quick trip down the A38 which is useful. If you have kids the schools are slightly better. Stafford is cheaper and has some areas much nicer than anything Lichfield has to offer- If you are desperate for Waitrose Uttoxeter isn't too far away. You will probably never come into the town centre once you are here. Train service to Brum is ok but gets worse during the day, trains coming home will rarely be on time at the moment. More people report crime in Lichfield I suspect which may skew the figures a little. I suppose you also have to ponder how long you will be staying - house prices may well increase more in Lichfield over time. If you are up here for good I would go for the better parts on the outskirts of Stafford Baswich not a bad shout - easier for any offspring to sell once you have popped your clogs. Up here for a few years and I don't think it really matters - once you close the front door the rest of the world doesn't really matter.

I live near Rowley Park and commute to Birmingham by train every day. It's about a mile walk / 15 minute walk to the station from my house.

There are plenty of trains to choose from between Stafford and Birmingham, so you never have to wait too long for a train. An annual season ticket costs £1872, which I believe is also cheaper than the same ticket to Lichfield.

I used to live near Lichfield - it's a nice place with decent pubs and restaurants. However, I prefer Stafford. The pubs in Stafford are very good and the choice of restaurants is getting better.

Have to say it's pretty crazy that you can get a nice semi detached (or even detached needing a little modernisation) in Rowley Park for less than a claustrophobic shoebox in Darwin Park Lichfield with hardly any parking or space out front :roll:

Great comments so far everyone, has definitely provided some clarity, like you say Really?, once that door is shut then the world outside ceases to exist, and the way things are going with online shopping etc that's going to be even more the case.

There are a number of good restaurants in Stafford town centre, however the choice of cuisine could be greater and the town should have more.

There are also a number of very good restaurants within a short drive of Stafford too.

Was embarrassingly deceived by the very positive reviews for Wimpy at Milford, hoping to rediscover the taste of a distant past, turns out it's just a wasp ridden burger van with walls around it, prices still running at 80s inflation levels though! As the orange leader of the free world would say, SAD!

Aya Nappa is how I remember it.

Nepalese , Mill Bank, just next to the white elephant

More of a licensed caf, but the food really is the only place worth a visit as it's cooked fresh

Everywhere else the food arrives readymade in a mysterious factory somewhere , and is then heated through

Go at 6.00pm if you are hungry as the service can feel slow at busy times

The bottled beer isn't half bad too

If you like Italian food, La Casa around the corner on Mill Street definitely isn’t precooked and the food is excellent.
