Defending the Floodplain.

    Hi All, Hope someone can help - Now the floodwaters are receding and on the realisation that if we don’t defend the floodplain then, at some point, the floodplain will stop defending us I was wondering how best to do this. For example I have found this planning application to build a care home directly on the active floodplain (20/31757/FUL). Now I’m not a neighbour and don’t live in the Penkside Ward so it’s just by chance I’ve stumbled across it. So question - Is there a way of finding out all current planning applications that are within the Stafford floodplain? Or is anyone aware of any other applications that are on the floodplain I could object to? Thanks :)

    You can search on the councils website by area to view the latest planning applications.

    The EA produce flood maps. The flood areas are now classified as flood zones (1, 2 and 3). In determining planning applications, the local authority will identify the flood zone area and the proposed use. Some uses can take place with flood zone areas under current planning policy.

    may be don't chop down trees that soak up alot of the standing water and not to build on marsh lands or high water table areas?

    just a thought?

    Thanks Markpa - Yes I had the misguided idea that zone 3 was pretty well protected but it seems to be just another hoop they need to go through :-(

    I wonder if perhaps some re-evaluation of current zoning is needed in light of what seems to be much more extreme cases of flooding

    That would work if they paid any attention to the current zones :-( What's needed for a start is a simple 'Don't build anything on the floodplain you idiots' order from above. But more likely it will be a 3 year review of the current flood zones followed by a 2 year best practice review, followed by compulsory scuba lessons for all council members.

    That area has been fenced off. I like the bit in the developer’s ‘spiel’ that states “ ground floor flats would have access to a safe garden” - presumably safe from sharks and jellyfish ?

    My big concern about this is that it's 2020, we are all aware of climate change, we are all seeing its effects, If this application to build on part of Staffords Zone 3 floodplain gets approved and sets a precedent where else in Stafford will be safe? Am I missing something or is this complete madness.

    We use AR P&G, wasn’t a good year for them last year with the last flooding completely ruining the place. This is just adding insult to injury but not sure they were using it any more anyway.

    Also I did always wonder what was going on that patch of land...

    The proposed Silkmore Lane care home could be built on a raised mound which would allow the incorporation of a moat and drawbridge. Might be an appealing security feature for elderly residents ?
