This has come through the letterbox today. Looking forward to the point in the future when Highways tell everyone there won't be any impact....

Mmm, finding the foundations for the Innocenti or the earthquake table in your 'garden' might be entertaining.

And there's some iffy stuff in the soil in various locations...

It'll be fine. There's plenty of spare capacity on the Lichfield Road for more cars.

    Don't worry about it.

For the highways dept to object the impact of the development on the local highway network must be significant.

In considering the planning application they will consider the new development against its former use.

I've added it to the proposed planning map - if someone could report back what the plans are I'll flesh out the details. Looking at the area my guess would be about 400 houses.

from the friends of stafford facebook group:
    Lorraine Conkey
    Admin · 2 mins
I have just returned form the meeting with St Mowdens regarding the proposed site for houses at GEC Main works on the Lichfield Road
Q: How many houses to be built
    A: 400
    Q Type of houses
    A; 3/4 bedroom
Q Will you be building affordable housing and if so what would price be
    A We don't know
Q Who is you market Stafford people or commuters
A Anyone that wants a house
Q Have you plans to build a school or GP surgery
A No, we will ask what is needed in the area and give the county council money to help expand elsewhere
Statement; The school in the surrounding area cannot expand anymore as there is no room for them as in Victoria housing areas. The GPs in the area are full to capacity
Q What other than houses do you plan to build on the site
    A: some play areas
Q Where will the exit to the housing estate be
A; The road that leads onto Riverway (by B&Q)
Statement; So a road with a bridge that has a weight restriction and is prone to flooding and traffic issues
Q; How/where will the sewage system by drawn from ? There the sewage system is already under pressure
A: If that is found to be a problem we may replace the sewage system in the area
Statement; The estate on the BRC site suffered form collapsed sewage pipe for year that made life horrendous for residents
Q; Can you prove a need for any more housing built in Stafford ?
    A ; (question not answered)
Statement; Without a fully functioning 24 hour hospital how can you justify along with your new site of 500 houses across the road at St Leonard's with the potential between the two of another 3,000 people in the area
Statement; The services have difficultly getting down the Victorian Streets as it it add the potential of car owner in the two new houses estate ie another 900 to 1800 cars how will those roads cope
Q; What about factory contamination ? (found under BRC site)
A; will will test for contamination and deal with it appropriately
I forgot to ask about the issue of building more houses in Stafford in general as we are on marsh land and although no aware that GEC is on a flood plan the surrounding area is - the water has to go somewhere

I have just returned as well from the event.

Yes access will be via Ranshaw Drive, there will also be access off Lichfield road but that will be for pedestrians, cyclists and emergency vehicles. They are working with council highways department who will be understanding what the requirements are (WELL THATS GOOD TO KNOW)...

I was told the plans are an response to the council's development plans for more housing. They are going to be encouraging more sustainable transport, yet the chap didn't have an answer when I stated that there wasn't enough jobs in Stafford to encourage that as most people will live here and travel out of Stafford. Also didn't have a clue when I mentioned that the houses will have garages that are too small pushing people to park their cars on narrow streets.
The Bowling Club will be staying, they take over the land as of the 1st Jan 2020 however they don't expect building to begin until 2021.

They are going to email me the presentation via email which I'll upload once I have it. I'm all for something good being done you can see its going to be a sh1tstorm....

Perhaps if we post an advert for legal claims firms to put a note in their diaries to come back to Stafford residents - to pick up a group civil action in a few years for the increase in cancer rates

How have you made the leap between “more houses” and “more cancer”?

I think, in its own eloquent way it is referring to the new proposed development of what was GEC Main Works.

No idea how accurate it is but judging by its previous posts I wouldn't hold out much optimism.
