Well....F*kin hell.....don't believe this :ohno:..... sellers got our money in their bank, contracts signed , but can't get keys as their solicitor is '"In a training session all afternoon and won't come out to make a phone call to release keys". Our solicitors couldn't believe their ears, they had already arranged with her for a simultaneous exchange and completion today. Son rang estate agents who are now trying to do something before they close at 5pm.


Drove to Brocton garage to fill up earlier........closed with cones across entrance. Being changed to a Shell station by the looks of it.

Need a cider or 6 !

Yesterday actually. Took grandson to Shugborough to try the new play area. Going along the drive and were confronted by a large herd of cattle. Some of them moved, very slowly, for us but some just looked very curiously at us, quite friendly but not going anywhere. Cyclist comes up and as she reaches the cattle they scatter, fast.

Missing the completion date is a breach of the contract and you are will within your rights to instruct your solicitor to sue for breach of contract to cover expenses incurred, etc and also cover the costs of doing so as well. Given it’s the solicitor on their end that caused the problem I wouldn’t feel too bad as their insurance for professional indemnity will likely pick up the bill in the end

True but if there's no real harm done it's going to be more hassle than its worth.

Aye, it would be more problematic if there was a downward chain (which I assume there isn't) as then there'd be costs to pain for the movers, problems caused for the downward chain, etc. Breaking a long downward chain presumably means paying that for everyone below you.

A while ago, on a whim, I bought a set of cheapo lock picks and played around with the transparent practice lock and a few 'real' locks, but have never had to use them in earnest.

Today, I was obliged to get into a safe and managed to do so with no damage in about fifteen minutes.

It was a legitimate entry, in the presence of the content's owner, so the default condition of an attack with angle grinders would not have held any risk of incarceration, but it's nice to still have the safe in a reusable condition for the inevitable situation where the "safe place" that the key is in to be revealed almost instantly...

I have a similar set, also useful for removing broken keys.
