The correct and proffesional way to go on this is to find the facts - hear from both parties and hopefully come to the right decsion - SRH never want bad press because their star rating is so important to them. Hopefully some disaplinary ction or dismissal will solve the problem and stop it happenig again. You should ask them to let u know the outcome of any investiagtion.

Asking for rent reduction is never going to work you pay rent for your house - some one behaving ;like a perv is not goign to change the agreement between you and SRH you pay money to them to rent you house.

I have a meeting with hr on Monday about it... should be fun. They want me to provide evidence. I only have a few messages , so it's mainly my word against his. I can't prove any of the visits and sarh say they have no nothing about them either.
I don't want anything from sarh ,just for the creep to stay away from me.
I can't see anything coming from it tbh .
Hopefully it won't happen to anyone else , but if it does it on sarh head now not mine.

The woman from HR told me that he hasn't been suspended and he is continuing his usual work, there's a good chance I will see him when he's in my area sometime soon.
Sounds like I'm going to be the one being interrogated on Monday

This entire situation is ridiculous and it doesn't seem to be getting anything but more ridiculous. The fact that there's no record of the visits is a major red flag and means that either SARH are not keeping track of their employees entering tenants homes, or this employee has been going completely off book and been entering tenants homes without assignment. What's to say he didn't actively target you by looking through their system for tenants that met whatever his criteria is? what's to say he isn't doing exactly the same thing right now while he continues to have unrestricted access to tenants homes? The fact that he has not been immediately suspended while an investigation takes place into this is a clear indication that SARH are not taking this situation seriously.

This isn't an employee clumsily flirting with a tenant who isn't interested while he fixes their guttering... how did he end up in your home? Why are they continuing to allow him into tenant homes when they can't answer that question? That's the question that needs to be answered by SARH, and if he can end up in your home without any oversight then SARH have serious problems.

HR exist exclusively to protect the interests of the organisation, if they haven't suspended him while an investigation takes place then it sounds very much like this meeting is an exercise in shutting you down and sweeping this under the carpet. If SARH care about their tenants, who as noted in their own literature are often vulnerable, this should be causing a major review of their policies and procedures and immediate suspension of the employee in question until they can confidently say that there was no improper conduct.

I wish I was surprised that this was the outcome. I really think this needs to be taken to the police, and then that will hopefully cause SOMEONE within SARH who is actually invested in tenant safety to take a hard look at their policies that allowed this to happen.

Get together with other tenants and turn up at their offices with a list of demands. Not saying any more on this here because I'll end up having a long rant about gender politics, SARH being shit, etc.

I don’t think SRH are completely shit if you compare the quality of their housing stock to housing in Stoke and Cannock who still have council housing. SRH housing has good quality housing at affordable rents.

The replacement kitchens and bathrooms they did when they took the housing stock from the council were impressive and their housing continues to be good value for money. Their new builds mean that people who are unable to get mortgages and don’t have the finances to buy up to date modern housing can get a nice house that they can afford.

The thing they have seemed to have wrong is that they don't listen to their customers who might want to raise a matter that doesn't fit with their wonderful image of themselves. They would do better if they listened and acted on complaints instead of trying to get out of any responsibility and having to actually admit that they may have failed or got something wrong

They are very keen to promote customer involvement and their customer involvement programme is full of interesting and useful things that their tenants can do. But tenant involvement gives them a better star rating so whilst they are very good that they involve their tenants I don’t think that it’s an altruistic act.

Their publicity and their web site shows they are very good at promoting their successes and patting themselves on the back, saying ‘look at us’, look how good we are, look at our photo in the newspaper again were truly wonderful. It’s a bit vomit like that they believe they are so wonderful.

Unfortunately their’ look at us’ culture seems to completely miss the bad bits, they are very bad at admitting they were wrong about something and cover up as much bad press and poor service as they can. Perhaps they would like to hold a ‘come and talk to us about bad we are at something’ event and really promote it so that the tenants of all 6,000 houses in Stafford and surrounding areas know that they will be listened to and their problems will be put right.

Do SRH still monitor staffordshire social media sites????

My comment about them being shit was more about their complete lack of fux given for the wellbeing of their tenants. My old flat has been knocked down, I moved out about 6 years ago thanks to being put in a higher band because I got a letter from my GP stating the obvious that living in a damp, mouldy flat with water literally running down the walls was farking with my head. They blamed me for not being able to heat my flat enough and told me to have the windows open a bit in winter.

Lol I had a massive damp problem in my kids room a couple of years ago. My son ended up with pneumonia twice in six months , having to be hospitalised. I had to throw all the furniture away because it was so damp , it was falling apart, and remove the carpets because they were so damp and moldy.
We now have keep loads of damp traps around the room and keep the exterior walls (2 of) free of any furniture. I never replaced the carpets and instead chose to paint to floorboards and and stick with a large area rug for better ventilation. Seems to working, I have to replace to damp traps every few weeks.
Sarh originally told me to leave to windows open day and night , but seriously who's gonna keep the windows open when it's freezing cold outside , especially with young kids/ .
I had my interview with sarh about the creepy guy on Monday ... now it's just a very long waiting game !

Lol I had a massive damp problem in my kids room a couple of years ago. My son ended up with pneumonia twice in six months , having to be hospitalised. I had to throw all the furniture away because it was so damp , it was falling apart, and remove the carpets because they were so damp and moldy.
We now have keep loads of damp traps around the room and keep the exterior walls (2 of) free of any furniture. I never replaced the carpets and instead chose to paint to floorboards and and stick with a large area rug for better ventilation. Seems to working, I have to replace to damp traps every few weeks.

To be fair this isn't always a sign of poor maintenance or neglect. I own my own house but my daughters north facing bedroom has a constant issue with condensation in the winter despite the house being centrally heated and well maintained The black mold on the external facing wall was awful and we couldn't put anything on that wall or it got ruined. Eventually I had to have the plaster removed and insulated plasterboard installed and this has cured the problem on the wall, but her window still runs with moisture from aound this time of year until spring. It would be a bit harsh to blame SARH for this no matter how unpleasant it is to live in. they need to sort creepy guy though :)

I wasn't really blaming sarh .i say it was more to do with the build. That corner of the room takes the brunt of all the bad weather as it quite exposed. I was just saying how I've helped with my damp problem without having to leave windows open all the time

You could ask SAHR to replace the cold plaster with insulated plaster board (skimmed over), especially given you have children in the house. It's not an expensive job, cost me £200 to get the old plaster removed from the wall, taken away, and the new board supplied and fitted, something SARH can definitely afford. This has cured our black mold issue completely and the room is far more pleasant I can say!!!! Maybe get your Doctor involved to write a report that the black mold caused your son's pneumonia? Worth a try :)

They brought my statement for me to sign , that's it . I won't hear off them again now until they have finished investigating . Even then I've been told there's not a lot they can tell me

Well at least it's been made official now, not swept under the carpet. And you told the rozzers so if something really dreadful happened in the future (I really hope it doesn't) you've done all you can to prevent it.

*Final update*
Received letter from sarh saying the investigation has now been finalised but they cannot tell me the outcome. The surveyor has been told not to contact me in the future .
Case closed

Obviously the surveyor is still working for sarh
