Stafford shops opening - Turning into a boom town?

Heard today primark are pulling out of Stafford due to extortionate rates of Stafford council (will they ever learn).
Another 80 stores due to open in phase 2 of mill green at Cannock making it one of the largest designer outlet villages in the u.k by 2019. I can hear the big and final thump of the nail in the coffin of Stafford town centre.
Staffords shocking effort at a modern shopping centre is going to be left in tatters and their failure to move with the times will soon see the new riverside centre littered with empty units just like the town centre.....watch this space

The place in Cannock is going to be like Cheshire Oaks isn't it? Completely different purpose to a high street, I wouldn't say it was a reasonable comparison.

ALso, source on the Primark thing or itz clearly bullshit.

Primark are still advertising supervisor jobs online, one posted eleven hours ago infact. If they were closing, they'd just get cover from a neighbouring store.

Also, it's always busy, I doubt rates are an issue to such a large company.

I see more Primani paper carrier bags than anything else whilst in town and as said previously they've only just opened....

Having said that, the last prediction from the poster was close...

just heard morrisons is going to be a huge british heart foundation charity shop with a heroin addiction drop in centre attached to it. New benches to be installed outside which will be fitted with sharps boxes. A state of the art discount card shop will open shortly after. By xmas there will be new "GOLD 4 CASH" store followed by a 2nd hand mobile phone shop. A new Jetty stretching out onto the marsh area is also being built which will incorporate a supermarket trolley launch platform. The new complex will not be covered by cctv as local drug addicts won their human rights case where they claimed they had the right to "Cook Up and have a dig" without the worry of being caught on camera. Absolutely.totally agree.....with high streets you get smack heads/drunks chucked in for the added bonus

Primark will not be leaving Stafford.

If an outlet village like Cheshire Oaks opens at Cannock. It will be a massive success.

I shop at Bicester Village and the car park is rammed, 52 weeks a year.

I am looking forward to the fourthcoming outlet village in Cannock, close enough to be useful but not too much of a temptation.

The Cannock centre will be interesting but whether it will be a good thing remains to be seen. Just as very few people travel to Banbury or Bicester itself when they go to Bicester Village, I am guessing very few people will decide to travel from the Cannock Centre (who can blame them?) If people go to Cheshire Oaks, they travel there, shop and then usually get the hell out of the area.

The Cannock centre won't bring new business to the area so much as merely take business from other areas, possibly Cheshire Oaks and Bicester depending on which "Outlets" are there. It will also take business from the local towns as the offer will be better. If your target market is female between 25 - 50 and trade within thirty miles or so of Cannock, you should expect a downfall in trade when Cannock opens. It may be good for consumers but it's going to make things much harder for the towns around it. Thankfully Cannock Town Centre has already all but given up so they have little to lose but Walsall, Wolverhampton, Stafford and maybe even Telford are about to suffer.

The Customer choice- travel to a town that is half run down, pay a fortune to park and hunt out the four shops that sell stuff you like, or travel to an "Outlet" that has thirty or forty of the shops you like or aspire to all in one place with free parking.

The Retailers choice- have a shop in a town centre with ludicrous rates and rents in the hope that your offer is better than others and take a punt on footfall, parking and weather with archaic opening hours or have a larger shop with similar rent but less rates in a modern, covered circular shopping area with other brands that attract your target market with longer opening hours, better security and more efficient energy costs.

I'm not decrying the Cannock Centre - apart from it's proximity to one hell of a smelly tip- quite the reverse, but I don't see it as being beneficial to the towns around it.

You are not the person would said last year they had spoken to a so called agent for the developer who stated riverside could not open due it sinking lol.

One would expect Primark would know rates and they would be sizeable as all their stores are large size in most areas. This rumour doesn't add up.
