Markpa12003 - I note your comments but I am not talking about a view! The schools are already full in this area and the traffic is a joke so it looks like the Planning dept / highways have got it wrong so far...

Hi, as part of determining the planning application the education dept at SCC will be consulted. If they consider the local primary or secondary schools to be full (or likely to be full as a result of the proposed development), they will request a s106 contribution to be paid. A contribution will be requested for every child over the capacity of the school. The purpose of this is to ensure that the capacity of the school is increased to meet the expected number of children. Typically, education depts request about 11 or 12k per primary school child and 17k per secondary school child.

In terms of traffic, a transport assessment will have been submitted as part of the planning application. If the highways dept consider the application will have a detrimental impact on the local road network they will request off site highway improvements e.g. to increase capacity at the local junctions etc. If the traffic impact is severe they can object to the application.

You could make that argument about most parts of town.

What we need is a bypass :munch: , but as that would run through Baswich, I guess that wouldn't solve the problem in this case :stafford:

I agree - it's all about building houses and no thought for the infrastructure. IMO I feel that a new road is needed :munch: especially when you take into account the other potential developments (old Police Headquarters, The Haywoods etc)

The plans are in..for the building of a lot of housing on this land Including flats..
They are going to try & squeeze in as many as possible..right up to baswich lane & right up to the railway banking..the company involved is Inglewood Investments..
They want to build detached..semi detached.. Terrace houses and 3 story block of flats

The plan shows buildings all along cornwall drive & Truro way using virtually every bit of space right up to boundary of railway line,
Access to the homes will be from cornwall drive & Truro way.. They are leaving a tiny bit of open space which could incorporate children's play or allotments ?

Thanks for posting Diamondlady - it looks very similar to the layout proposed by Barratts - very intense development and the first access point off Cornwall Drive is not good. The small roundabout leading onto / out of Cornwall Drive is already dangerous enough and in my view needs to be looked at before any further development is permitted. Unfortunately I expect the Highways and Stafford Planning Dept will let plans go through as we all know that there aren't any traffic problems in this area already !! :ohno: :)

That looks like they are going to be building on the area allegedly reserved for the fabled Eastern Distributor Road.

It also would mean yet another area for dog walking would be disappearing.

There is a history of residential developments being allowed on proposed distributor roads in Stafford because of failings by SCC to push these schemes forward. SBC have refused applications on safeguarded routes, however a number of appellant's have appealed and won because the Inspector was not convinced about the likelihood of them coming forward. E.g. the residential development at Castleworks (and adj land) was refused by SBC because it was on the 'Green Route'. SBC refused it on the basis that it would impact on the proposed road. The appellant's appealed and won.

I think that the route for the Eastern Distributor road has been taken out of the local development plan that is currently on the Council's website from Baswich Lane to the end of Stockton Lane, which would free up that land for development. I assume this is a consultation stage, rather than a formal planning application at this stage? I can't see it on the Council website?

Is the cycle lane remaining? looks to me that it would end up being an alleyway. Was looking forward to using that cycle lane and over the new bridge to Tixall Road. It's not a big deal to cycle on the roads around the Cornwall Drive estate for me, but for some families it might be.

I have NEVER seen anyone cycling on that pathway and I walk round there on a regular basis. It's used more by dog walkers than anyone else.

For years the end of the cycle path leading on to Falmouth Ave was blocked by a fence so did not encourage much use. I wrote to SBC several times about this but they kept blaming SCC! However, I am pleased to see that it has now been extended into Falmouth Ave which is good for kids walking / cycling to Walton School.

It was extended quite a while ago and I still haven't seen any cyclists.
