Stafford Borough Council has allocated this site within the Stafford Local Plan for a residential-led mixed use development.

Taylor Wimpey’s vision is to deliver a sustainable urban extension to Stafford with a strong sense of local identity, a vibrant local centre, an environment that encourages healthy lifestyles and a sensitive urban edge that respects the setting of Stafford Castle.

At the heart of this new well-planned development will be a new neighbourhood centre serving both existing and future residents, with a mixture of uses including residential, local employment, a new primary school, local shops and social/community infrastructure. There will be a range of homes to meet the needs of first-time occupiers, growing families, and an ageing population.

We propose to submit a planning application in support of Stafford Borough Council’s allocation for a well-designed mixed use scheme, including the delivery of new homes providing a range of housetypes, sizes and styles.

We are committed to working with local people to ensure our proposals are tailored to the town’s needs. Help us to develop a scheme that is right for Stafford by letting us know your views on our plans.

We will be holding an event were you can view the plans and speak to the team working on the project – come along to Stafford Rugby Club, Newport Road, Stafford, ST16 1BG, on Wednesday 19th July between 1pm and 7.30pm.

An outline planning application is expected to be submitted to Stafford Borough Council in autumn 2017 after all comments to our public consultation have been reviewed.

Does this mean the "golf club" extension which has been in development since Jesus was a boy, is no longer going ahead? And the earth movements are for other reasons?!

No, the golf club extensions are still there in the fields that are brown on the plan, although the only parts they have done any 'work' on is the section next to the M6

Plans for up to 1,500 new homes on the edge of a town have been given the green light.

The massive Burleyfields development, on land to the west of Stafford town centre, will also include a new primary school, health centre, shops and park.

Construction will take place in five phases spanning more than a decade.

Stafford Borough Council's planning committee granted outline permission for the site as well as full approval for the first phase of housing at a special meeting held on Monday.

Andrew Dodson, from Taylor Wimpey, told the meeting the development would bring hundreds of job opportunities to the area as well as more than £28 million support for infrastructure and community facilities through Section 106 agreements.

The funding will include £15 million towards the Stafford Western Access Road scheme and £2.4 million for sports and open space provision.

Mr Dodson added: "It is an important piece of the jigsaw, that will result in the growth and transformation of the town. Taylor Wimpey will create opportunities for people through apprenticeships."

But concerns were raised at the meeting that no affordable housing was being delivered as part of the first phase, which includes 442 properties.

Resident Ken Lancaster added: "What is proposed in phase two falls short of guidance and that needs to be addressed.

"I'm not here to object to the application - as a whole I seek to support it. We have worked together with Taylor Wimpey since 2013.

"I'm here to object to certain aspects of the application - that part of the proposed development that borders Mayock Crescent and Lara Close. The objection relates to the closeness of some of the new houses to our properties."

Ward councillor Carolyn Trowbridge called for measures to reduce the impact of dust and noise on a neighbouring farm and nearby homes during the construction process, as well as a single access point for construction vehicles.

She said: "The part that will annoy the neighbours the most is the dust and dirt. Living across the road from the Stafford (Castle) golf course development we regularly encounter disgraceful dust clouds and mud on the roads, and after 10 years your patience gets a little thin.

"I am adamant that the neighbours from Castlefields and Doxey are not subjected to the same treatment, so I have come up with a solid solution. If Martin Drive/Kingsway is the only exit/entrance to this site for construction traffic for Phase One then we do not have to worry about it for this application.

"This would also solve the problem - for now - of traffic crossing the Millennium Way.

"This sounds like I am against this site but far from it. I can just see that minor tweaking may need to happen here today to stop nightmares for the foreseeable future.

"This site has more than a third green space. I wish all developers would plan that much in."

The planning committee agreed to include add Councillor Trowbridge's proposed access route restriction to the conditions.

Councillor Frances Beatty also called for the developer to provide high speed broadband infrastructure for the new homes. "We're living in the 21st century and it should be a requirement in the conditions", she added.

The only problem I see is this development is going to take too long, wellover a decade.

This could fill the gap left by the missing university, but by the time it’s complete, most businesses will have failed.
