...if so:

1) what measures have you taken to try and protect your property?
2) were there any agencies (environment agency, yorkshire water, council) that were able to assist you.
3)were you able to claim on your insurance for any problems.
4)who did you get to do the work for you.

can you offer any advice to me?

many thanks,

See post 15 here: http://thedvdforums.com/forums/showthread.php?t=499426&highlight=cellar

Mentions a pump that kicks in when the water level reaches a certain point, looks like the pump is below the floor level of the cellar itself. Possibly an idea? Also mentions costs of tanking, and I know one of the posters having this done at the moment (Vex. Albeit loosely, not really spoken for a while). If you want any advise maybe its worth posting there?

sounds like a nightmare. did the survey not pick all this up when you moved in?
nope, nothing.

ive had 4 leaks of various descriptions since i moved in on 1st december 2006.

the current situation has been ongoing since april.

it has definitely been a living nightmare.

technically, all its cost me so far is the £100 excess on my insurance.

but having had 2 industrial air purifiers on 12 hours a day, everyday since last october, not being able to get a quote to get my hot water boiler, not being able to advertise for a lodger, taking time off work, and seriously impairing my mental health....i have yet to work out what the true cost actually is.

i havent been able to get an lecky or gas reading since april because of the sewage in the cellar, so im anticipating a hefty whack bill when i finally get to do it.

because of the lack of extra income, when this is sorted, i may well have to sell the house anyway becuase im not going to be afford it.

tek-monkey, thanks for the suggestion, the only problem is the water isnt deep enough to be pumped. it comes in and then disappears- ill be honest, i have no idea where!

Sewage? If its proved to be sewage, isn't it the water boards problem? Is it seeping through the walls? Floor?

Feel sorry for you :(

no love- see this for an explanation. :(

the council came yesterday and signed of the work done to the neighbours drains last week.....but theres still water pouring in.

whilst i wait for yorkshire water to come and decide if it their problem (i.e. burst main somewhere that is just flowing down the channels cut from the previous leaks), im trying to prempt it by doing some pro-active research into the alternative causes.

luckily it is just the cellar, but in a house over 100 years old, im guessing its not doing any of the brick work down there any good at all.
