Help with an awkward landlord / house letting

There was a thread where someone was asking about landlords who would accept dss and pets, if the landlord in question was mentioned there maybe you should pm them and warn them....
(sorry thats the only place I could think landlords had been mentioned recently!)
As a tenant Im intrigued to know who it is.....

if al goes well i should be moving to derrington in a few weeks...fingers crossed!... a bit far out for my liking but at least ill finally have heating that works and wont have to worry about getting electricuted !

quick update..

so after about 2 months of not hearing anything from my landlord...he finaly rang 2 days ago, wanting to know when im going to be out. after 101 questions from landlord i decided to ask about the heating being fixed, he said that he would ring them straight away and ring me with the day and time it would be getting fixed. since then, i've heard nothing about it and he won't answer the phone or answer my texts. i'm getting sick and tired of being cold now.the boiler has completly packed in aswell now. i was thinking about ringin E.H.O to come and inspect the property but that will still take time and i doubt the heating would be fixed by the time i move out. I think its disgusting how landlord can do this, especially to a 2 yr old. Its been about 6months now since i told him about the heating, and he hasn't lifted a finger to fix it.
i would have fixed it myself if it was just a minor fault but it all needs flushing and the valve is broke now the boiler, it would cost me a fortune!
he definatly knows hes in the wrong or he would have taken me to court by now. to be honest i wish he had!i can't believe i actually still feel quite sorry for him! i dont know why, considering how angry he makes me.He is a nice guy( his wife's horrible), but he is a crappy landlord!

...sorry update wasn't exactly quick!was more of a rant :)

Your landlord should owe you some monetary compensation for being without heating through the coldest months of the year. i'm not sure how much or how exactly to go about getting it, you would have to get legal advice on this but this is part of a landlords BASIC responsibilities to their tenants.

Again I would remind you not to speak to him on the phone wherever possible. I know you feel sorry for him but he is in the wrong and he could say you "agreed" to something on the phone and try to claim a verbal contract or something. Best to avoid verbal or in-person contact. Tell him he needs to contact you in writing.

It sounds like he's hoping you will give 1 month's notice (Don't forget you will need to do this yourself if he doesn't give you your 2 month's notice - you can't just up and leave on him) which will mean he gets an easier ride of getting out of the tenancy.

remain cautious. I hope your move goes ahead and smoothly!

oh no! i thought i could just leave when ever since he has already given me my notice, even though it was invalid. im supposed to be movin out pretty soon!

I'd get your notice in in writing ASAP then Alee, cover yourself legally. If there is a slight overlap of houses it's better than having him come to you for rent he reckons you still owe him cause you didn't give notice :(

i will ring council and sheck what they say about it..they seem to speak to my landlord alot.
landlord has just put my rent up by 150 pm...

i rang stafford health and saftey yesterday and in formed them of landlord and his neglect ...then i text my landlord to let him know. within 45 mins the gas men were here and fixed all the heating and came back today to fix the cooker and do the gas certificate!

got a letter grom stafford health n safety today, put a huge smile on my face! they are coming to inspect all of my landlords properties on wednesday. Its nice to know that the council are actually investigating. this might just be the kik up the backside landlord needs to change his ways

I got a survey done saying my flat atm is uninhabitable, landlord doesn't want to refund any rent. He's going to get a kick up the backside very shortly. The estate agents who're meant to deal with it all have been no help either. Bridgfords. They've even hung up the phone on us and things like that. Horrid treatment from them. Devastated! Moving tomorrow, can't wait! Bridgfords tried to get us to rent another property with them, looked almost as bad as this place and after how they treated us why would we want to stay with them? Yeahhh right. :/ I hope you get sorted Alee!

Hi Trapnest, just a quick question, how are you going to get your landlord to refund the rent? We are in a similar situation (moved in Nov) as the previous rented property was uninhabitable (due to the kitchen being dug up because of a collapsed pipe underground). Our old landlord keeps fobbing us off and hasnt paid back the months rent that we paid for when we didnt live there, and he wont give back our deposit as he has made up a list of reasons that are untrue (we moved in before the deposit scheme was put in place). More concerned with the months rent though, so if you have any tips as to how we can get him to give it back, that would be most appreciated!!

i got my keys to new place today, so im moving over the weekend too :). its a shame i'm not going to be here when the inspection is being done!would want them to miss anything lol. I've pretty much accepted the fact that i won't be getting my deposit back. I'm just glad im finally moving! hope ur new move goes ok trapnest!

Good on you Alee! I've not commented much but have followed your story since signing-up. Well done for sticking to your guns and then naming and shaming. Needs to happen more often.

Hope you're happy in your new home. :)

omg i think i must be cursed! went to new house today to sort out the meter readings and locked my keys in house! i had to call a locksmith! i haven't even moved in yet!...so embarrassing

Well we qualify for legal aid. We had a survey done so we will be sending him that and a clause in our AST says he has to pay our rent back too. We're going to send him a copy and request the money back, if we can't come to an agreement, I'll be drafting a letter with the solicitor, if he still wishes to decline, then he will be taken to court. They have this thing where a "reasonable time" must have passed. Which can be any amount of time. But if he's aknowledged it and done any work on it, it's deemed to be up in the eyes of the court. In our case he did work and deemed it "complete" ...the floor is rotting, carpet moldy and walls etc. D:

We moved in today! Keys go back on Monday.

My landlord is not only a terrible landlord, but he seems to be a horrid person too. Up himself and not willing to spend a penny even when someones safety is compromised! Heres to us! *clinks glasses* lets hope our new homes are better!

thanks trapnest but im afraid my move has just got even worse! i hired a man with a van to move my sofas and beds tomorrow morning and they cancelled on me at 8-30 tonight!
seems we both been unlucky with our landlords, but i can honestly say all my previous landlords have been fab..things can only get better!

Oh gosh! Things went tits-up here too... But we managed. Company who moved for us is a family friend though so they wouldn't let us down (Bells - http://www.bellsoferdington.co.uk) Not a single issue. Nothing damaged or forgotten. Honestly, brilliant.
Well that was my first experience renting. A contractor was supposed to come and fix promised things today, but never did. All the work was meant to be done a week or so ago but something came up. (I was annoyed at the time but now they've explained the situation, it's totally okay with us) Just as long as they will actually do what they said they would.!
