Myself and my husband and our little one really want a house to live in as opposed to the cruddy flat SARH have left us in , does anyone know of any private landlords that do not want hundreds to move in ( usually letting agents want at least a thousand before you can move in ) we will consider any area in stafford and are looking to spend no more than 400pcm any help would be greatly appreciated

My son and his girlfriend are also currently looking to move, they have struggled with finding anything under £600pcm that isnt a bedsit! Hope you have better luck :)

wow, really - We have a 3 bed house for £515 a month...
Really? Son has really struggled to find anything, he currently lives in a privately rented flat but has lots of problems with kids breaking into the communal areas etc and the flat is VERY dire (but cheap), hes only been looking at 2 bedroom accommodation and most of them are starting at 600 -650pcm. He is away on holiday at the moment, but if you can recommend your landlord (is it an agent or private) that would be great. PM me if needed, thank you :)

My experience of renting was that deposit was 1 months rent + 100 and around £50 for background checks.

With the first month in advance that's getting on for a thousand pounds before you can move your stuff in.

Rent really depends on whereabouts in Stafford your looking, anything near town is a lot more expensive around £600 plus, but you can get a house in a village or the outskirts for a lot less.
You must have a had a great experience ATJ, DBRoberts charged me one moths rent £450, Deposit £500, Admin fee £200 and credit check £170 I got royally crapped on!

he doesn't charge much and pretty much leaves you to it, but the properties aren't always the best standard (wood chip!) but if you look after the place and don't cause a fuss then he just leaves you be!

We're on Oxford gardens, we rent through Clothier & Day (originally we rented through M.D. Properties but our landlord switched) We have been here a while though, and when we started renting 5 years ago there were lots more properties on offer.

As someone who used to work I this field I get slightly peeved by people who moan about the cost to move into a new property when renting. The equiv of 1 months rent plus £100 is not an unreasonable deposit to ask for (if someone skips out on last months rent the landlord still has something to cover cleaning and fixing before the next tenant). I know some places charge unreasonable amounts in admin n credit check but setting up a new tenancy takes several hours (depending on detail of ta and inventory I'd estimate at least 6 hours of someone's time). And it's a he'll of a lot less expensive than buying.

I would NEVER go direct to a landlord for renting, always thru an agency. The agency is bound by law but a lot of private landlords can and do cut corners and it's always the tenant who loses out. I know there are legit private landlords out there but I've heard so many bad stories I'd never want to take the chance...

That said if anyone does go privately and wants advice on anything I'm always happy to help!!

Agreed, I know it seems a lot to move in but they are giving you the use of their property worth over £100,000 on the strength of a reference off someone they don't know. Asking for a 0.5% deposit in case you trash it isn't unreasonable, in my youth I knew a few people that did a runner on the last months rent because they were with private landlords with no deposit.
