Missed my train, so spent 20 mins sat on the platform playing with the new camera. Need some practice but the zoom is great. Last one is using digital too I think.

I would highly recommend a broker if you end up struggling to get the deal you want. Ours managed to pull a deal out of thin air that we never would have found otherwise - one that let us take out a personal loan to cover half the 10% deposit and one that was okay with serving sole traders.

Think it cost us £250-500 for the privilege but small price to pay for a good deal

Went to see another one yesterday , he was brilliant at explaining everything thoroughly in easy to understand terms. Seems on the ball , cheaper than the first one , and given son the 'Mortgage in Principle' for free even if we didn't use him in the end. (The other one wanted £600 up front before they would produce one). Spent about 2 hours telling us everything in black and white, we came out with some good deals and a lot more knowledge than when we stepped through the door.

With him sitting in an office only 3 minutes walk from sons flat, using him to get through process I feel will give us a smoother ride .

Playing the waiting game now , son has put an offer in..... (I'm not very good at waiting , I want replies within minutes :lol: )

Well.....first offer flatly turned down , now got to wait to see if our upped offer is accepted. Fed up of this waiting game :(

moving to Stafford. Well my choices were Lichfield (can't afford) Tamworth (bin) Rugeley (no town centre) Nuneaton ( ha ha ha ha haahhh no) So Stafford it is.​
And, of course, Stafford does have a significant model railway exhibition annually in February.

We didn’t pay anything till we exchanged, or maybe closing I can’t remember. Paying £600 upfront before doing anything is a big no-no, brokers get paid when they get you the deal, not before that.

I know, that's why I'm going along as well and they don't like me there :D. It might be many moons ago since I last did all this house buying stuff, but I do know what to sit there saying a firm "NOOOO ! " to. And at least son has been taking all my previous advice in, he's more savvy than they are expecting when they see a young lad walk through the door :)

After sons morning offer being flatly rejected late this afternoon, not heard back about his 2nd upped offer yet . Suppose it is a bit much to expect with the agents closing soon after..... :roll:. Both me and son really love that house , but got other viewings in the pipeline should that not work out.....
(At least he's got 6 months renting his flat still , so another 3 months to start something moving allowing for the usual 3 month process time down there without a chain.)

Bang goes the healthy diet again ...think it's cider time now :pint:

The whole process is a series of mind games.

If you had not put in a second offer so quickly but said “we will get back to you, but we’re viewing other properties today” it would be the sellers playing the waiting game, biting their nails waiting for your call.

As it is, by putting in a second offer immediately, they know that you really want it and therefore the ball is well and truly in their court and it’s you playing the waiting game.

But like I said in an earlier post, if it’s the house that you want and you end up paying full whack then you’ve ultimately got what you wanted anyway.

Son put the higher offer in whilst on the phone. Still £5000 under asking price. He really loves that house, and judging by the others we saw afterwards at almost the same price it's a bargain. Like a show home and we could move in as it is no probs (And I'm fussy ! ) ....oops , I'm say 'we' ........ think if hubby had have come to see it with us he'd have been putting in an offer for me and him to buy it instead :lol: It's 2 sons selling it after their mum died. Was hoping , like us, they would want to get a quick sale for closure on their mums death.

The only other house he liked ,and our fall back property at the same price and got me to go back with him to view it , has got lots of interest from 'buy to let' investors who are viewing this weekend apparently. The house next door has just been sold to one of them...

The couple of one bedroom cheaper properties (with tenants in at the moment) are out of the equation now. Vendors put them on the market not knowing if they actually want to sell or not!

In that case, if the house is immaculate, like a show home, and a bargain compared to others that you’ve seen (priced lower than average for a quick sale) then offer the full asking price.

It’s only by looking at lots and lots of houses that you know what is worth the asking price and what is worth making an offer on.
