Right round two, after making an offer, having it accepted, and then a phone call the next day to say they decided to stay and extended the house for their ever growing brood thus ensuing in heart break i have seen another house i like!
I intend to call the estate agent tomorrow and make a ridiculously low offer and try my luck!!!

People think the market is picking up, those who listen to the meejya anyway. I'm no estate agent, I just see lots of houses that are still for sale up to a year after first spotting them, but I think its bollox.

Uhhg having no luck at all!
I have a mortgage in principle with HSBC - I take said paperwork to Bridgefords and make my offer at 12pm
At ten to five the biatch rings me to say it isn't a mortgage in principle.
OH YES IT IS!
And the delightful turd refuses to put my offer in and then try's to sell me some crappy Bridgefords mortgage!
I rang HSBC and they confirmed everything is correct and in order so am bemused over the faff!
So I have to go to branch tomorrow and get another covering letter or something - ask them to ring and tell the agents to stop being idiots!
This truly is incompetence at its best!

The thing you always have to ask is whats in it for them? If you had the house they'd still get commission, but only on the sale rather than the mortgage too and the mortgage is probably worth more to them. The way I see it there are 2 likely scenarios here:

1. They already have interest, one of them is using them for a mortgage and they'd rather see them get the sale as it maximises profits.
2. They don't want your offer because they/a mate wants the house.

There aren't many reasons they'd turn down their 1%, unless they either think they can make more or it is in their interests to take less.

Hmm hadn't thought of that - I know there isn't any other interest as I am the only one to view the house and have regular contact with the owner - I have found Bridgefords difficult at every turn - I'm not giving in though - they don't know the power of my intense nagging!
The other half will testify its severity...

If you have contact with the owner then maybe mention you tried to put an offer in? I know its bad form to cut out the parasites but in my sale it would have never gone through otherwise! My OH lost a house they wouldn't put an offer through on, yet a month or so later they saw a guy in the estate agents car unloading his stuff. I may just be cynical but they never offered me a transport service!

Thanks Tek - they already know I was making an offer today - I don't want them to think im time wasting when its the agent who they are paying that's fecked up!!!

Pretty impressed with HSBC - lady picked up phone within 2 rings on the dot of opening and has taken details and offered to call Bridgefords and kick some ass for me!
Fingers crossed all goes ahead today!

Estate Agents are legally bound to forward your offer, whatever price it is. I have no idea who their governing body is, but it might be worth being a bit threatening. Before we bought our house, Bridgfords had been the first estate agent to market it, and given we paid 90k less than they had advertised it for (although 2 years previously) I'm pretty sure they over value them, as I believe their commission is based on the marketed price not the sold price.

I looked on Bridgefords website and tried to find a customer service bit or complaints sections but there is nothing - only numbers to the direct branch.

HSBC rang them and confirmed everything is okay - they told HSBC the offer would go through today!
When I rang Bridgefords the mortgage adviser sounded very sheepish and said 'Wendy' would ring me later -

I'm giving 'Wendy' until 12pm then I'm ringing and asking why she hasn't got her ass into gear yet!

Okay I was impatient and just rang 'Wendy' and made sure everything was okay -
She seemed very flustered (should have rung me back - I will haunt you!)
She is ringing the offer through this morning - I will most likely ring again later if I hear nothing back!

Ah the power of the pester....

(Thankyou all for reading this - just writing about the faff I am having is letting me hold onto the little bit of sanity I have left)
