St Modwen still own the abandoned Victoria Ground in Stoke, I believe - about eighteen years on...

Yes they do. They didn't want it, however it came part of another purchase. A number of housing schemes have been prepared for the old Victoria Ground. However, so far, none have been financially viable.

Not sure how the st Leonards will be built on, the land behind the old Gec was mostly under water a couple of weeks ago

I believe there's a meeting for residents in a couple of weeks, regarding the proposals. Not sure how that can happen as I work on that site and our division hasn't even had the deal signed for building at junction 14 so we are not yet confirmed as moving when the deal runs out.

There's a massive tin shed under construction at 14. Is that your new den or someone else's?

All that extra traffic having to use St. Leonard's Avenue and Fairway. What a delight.

How do I edit this?

At the minute, in the absence of roadworks on Lichfield road the traffic on St Leonards seems to be caused by the factory start & finish times. So it may be that actually there's fewer problems, given the more spread out nature of people leaving for work than arriving for it.

I started trying to do some sums about how many cars the new houses would mean compared to the factory but google only got me as far as a UK average of approximately 1.2 cars per household & didn't seem to know how many people drive to work on the St Leonards site...

I think the average number of cars per household on new estates is higher than elsewhere. I have no scientific data for this, I've only used my eyes when walking round places like Saxonfields, The Meadows and suchlike. Some houses have four cars, most have two and it's rare to see one car households. Indeed, there are two cars in my household, mine and my son's and if my wife could drive, I imagine there would probably be three.

I did pop along, the nice St. Modwen people assured me the bit they are building houses on is 1 meter about the flood plane so it will be fine. They also addressed the traffic issue noting that there would be less heavy goods and a better spread of vehicles - with a lot of people walking to places since it's convenient from town - it might even generate enough interest for the return of a bus route.

There are large houses planned (well a mix of bedroom sizes) - so I imagine there will be a balance of cars, but that remains to be seen I suppose.

I welcome fewer big trucks trundling down our road, but I'm concerned on how hard it is to cross some of those surrounding streets anyway as a pedestrian and I'm dismayed by the lack of community buildings - the original Arriva plans had a revamped Sports and Social club - but apart from a green space - which I imagine will be a bit muddy a lot of the time - there isn't anything bar the 2 planned shops.

But I do't really want an empty industrial wasteland at the end of my street either.
