House Alarm Crisis

I just arrived back to my house and some evil bastard landlord has come in and put the alarm on and we don't know the code. Is there any way to make it stop without knowing the code? I think I'm going to have to sleep in my muddy car :grr:

surely phoning your landlord is your only option? i know it's a bit late, but serves him right for turning the alarm on a) without your permission and b) without telling you the code!

I tried but he didn't answer, I'm waiting to call him now. I realised after that it was a pretty stupid question because it is really the only thing to do but last night I was going a little bit insane with the noise. I'm not sure if what he's done is legal - that's a good question, I'll mention it to him when I get through!

Can the landlord enter the property without your prior knowledge?
i'm pretty sure they are legally entitled to enter the premises without the tennant's specific consent, but they have to give 24 hours notice..

so basically, he could tell you "i'm coming round and letting myself in whether you like it or not", but he would have to let you know at least 24 hours beforehand.. if he just came in, unannounced, while you weren't there, and set the alarm - defo a breach of your rights..

Is far as i know there is no legal thing that covers this, although there is normally standard practice that landlords give you 24 hours notice of there intention to visit.

can i suggest having a look at your rent agreement and see what is written and signed for under owner access.

I would if I could find it! They open at 10 so I'm going to call and politely ask why the hell the alarm is on.

Oh landlords don't get me started, it's a bit late for a rant but I completely understand where you are coming from. You could always try complaining but from my own past experiences this is futile. They do need to give you 24 hours notice, however if they have good enough reason to enter the property they can do so i.e. fix a leak or a strange urge to sniff the knickers in your laundry basket. One of my old landlords always came around on a Sunday morning after church. Ok but, when you have been out on the lash (normally Props in those days) and all the lads had come back for more beer and one of my infamous late nite fry ups, the place was a feckin mess and they always had a go at me.

Good luck

ps if have no joy, find out where he lives, go around and set his alarm off (jokeing can't condone such behaviour although would server him right)

Hehe, I would have done just that if I could. Thank fully it stopped after 20 minutes, so I went downstairs to have a look but I set it off again, so was trapped in my room until I found out the code. Turned out the house had changed hands and no one had any contacts for the new landlords and the old people wanted nothing to do with me! They did give me the old code though which worked. I was ready to throttle someone!

i think it might also be worth speaking to the letting agents and getting them to remind the new landlord of the rules about notice before entering the premises.

glad you got it sorted though, what a ball ache.
