I have decided to let out my house. Does anyone have any advice on this and can anyone recommend an agent.

Try martin & co on eastgate street, I have no experience of letting through them but I do some work for them and would have no doubt they would provide a very good service.

I do mine myself Mrs M, the agents take about 12% of the rental value from you each month plus a fee for finding a tenant, they also like to use their own tradesmen to carry out repairs.

I paid the agents a £200 flat fee to find me a tenant and check their references, got the boiler certificate myself and got the tenants to set up a standing order to pay the rent, it works very well and never had a default on the rent, the trick is to find the right tenants, I've got a mate who has had the same ones for the last 15 years and they treat it like it's their own.

As someone renting a property I can only tell you that Nicholsons are the best agents I've had, and that GDH and Castle Estates are terrible.

As a landlord that once used Nicholsons I would not touch them again with someone else's barge pole.

I won't say yes because I wouldn't want people signing up here just to get a discount from me. But I like to think my prices are very competative without any discount.

I'm interested in letting out my property; do the recommendationsv in this thread still stand? I've seen a lot around who are up with Little Mansions, as that's close to my property that would be ideal, has anyone had any experiences with them?

GDH are now known as Turner PMS and are still terrible.
They are! Altho they may well have had another name change and moved offices, since the GDH/Turner office is empty. When I last spoke to them on the phone about 4/5 months ago, they were 'moving to new premises' but have since gone, along with my deposit again!!
