Shop units

I'm risk averse by nature and start from the premise if it aint broke don't fix it. But then I've never started my own business because I have never had the balls to do it.
From things I've heard you have a great reputation and positive feedback from those who have found it. Word of mouth is still an incredible marketing tool with the added bonus that social networking helps.
The only negative was someone mentioned it was shut when they turned up at 5.15 when they had checked the website and it said 5.30 close - that was a few days ago and they still went back the following week i think.

Anyway, good luck because anyone making a business work has my admiration.

Why not ask at the Guildhall, there are two clothes shops in there selling clothes at a fiver a time, they have been there a good while, they must be on a good deal with the landlords, I am sure the landlords would want a unit with a business in rather than it being empty, I am sure you could get a good deal.

Other possibilities - the old Wardstaffs place has been empty for a good while now, it was only used by the Highways people during the roadworks. The old Connections place, opposite Argos, has been empty for years - was Dorothy Perkins once, I believe - lots of window space. The old Music Zone - expensive, maybe?

Are there not going to be shop units in the new Tipping Street edifice? When would they be available and would they be suitable/affordable?
Apparently 5 small shop units in the Tipping St block, none yet let, but the units could be merged to make a larger unit

Late August early September completition date at the moment

I totally agree with what you say - we are only thinking of a new unit because our Lease ends in September and we havent been told if we can stay. We are on a sub let at the moment.
We did put a note on the door that day, which doesnt help if someone has checked the site I'm afraid - unfortunately running a shop with my partner and with 6 kids between us there is the odd day when something comes up, please apologise to your friend for us.

I agree - those two shops must be paying next to nothing in rent but I dont actually like the Guildhall (sorry Guildhall)
I think it has a feel of a cheap market arcade these days - and it could be so much better!

Going back to the early reference made by Gramaisc to repeat/return custom, it might be prudent to see about getting their opinions. They're the people that know who you are and what they want from your shop and location.

Maybe a small survey whilst they're instore - with the incentive of a prize for taking part.
Try and find out what they like about the shop and it's current location.
Also, it's an excellent chance to ask for some honest opinions of your current stock and product lines.


Perosnally, I think the shop looks excellent. You've spent a lot of time and care on making it look just right.
Just a little bit of an awkward location.
Moving to another unit closer to the centre would without a doubt increase foot-fall, but don't lose the spirit of the current unit.
It's great as it is!

Hey guys
Great minds and all that - already thought of asking our regulars and as we had already thought - people think the shop looks a bit full at present and its not too easy to search through when the rails are full. So I've been busy trying to sort that out today. Its difficult when you sell second hand clothing as people are always seeing things they like that arent in their size - we do have around 6000 items of stock in at any one time and as almost all of them are gorgeous items its tempting to try and cram them in, but I've been thinning the rails a bit today so hopefully that will help.

What about the old Ethel-Austin store opposite the library? Seems quite a good unit, and probably a bit cheaper than the one next to the Co-op?

A lot of people prefer stability - I'd personally be careful about moving unless it's something incredible.

Just make sure that you could definitely afford the new place, the bills and your own wages - with a pessimistic assumption that trade will decrease. - that'll keep it safe.

Anyone heard anything about someone moving into the old Musiczone shop? It was on my short list for new premises but says under offer on Millar Sandy website.
 
would be worth giving them a ring anyway - it may have been under offer but delayed for various reasons and if you can get in with an good offer they may reconsider

There were To Let* boards outside today - Millar Sandy + A. N. Other** agency, can't recall which - but no mention of it being under offer.

*To (i) Let - every time (i) see one one i wish i had a big marker pen.

** There's definitely another agency involved - good location, but i agree with whoever said the old Ethel Austin place was good to go - then again the Musiczone place is on the main drag.

I'm glad i don't have to make decisions on anything.

The (old) Ethel Austin shop would make a fine Victor Value or maybe a Tesco Home n Wear shop.........

I think it's Wright Silverwood, they were agents for the Lloyds offices over on the Lichfield Road, which they appear to be no longer agents of.

thanks everyone and yes its Wright Silverwood. Will have to give them a ring. What does everyone think of the old V1 shop on crabbery street - its move-in-able and well suited to clothing (obviously) will need to do a footfall count to try and gauge how much busier we might be in town.
