I am truly shocked, they must know that there is no chance they will get anywhere near that amount. That means that whoever owns the building may be sacrificing the rental to keep other rents in the area artificially high. It may also affect the Business Rates in the area. Starbucks are known for keeping their premises in a good state of repair so it could stand empty a while with no real worries.

I think the state of repairs that were the responsibility of the landlord are one of the issues that Starbucks will not loose sleep over leaving for, according to a previous manager.

I emailed M & Co yesterday to see if theyre ever going to open up in the old 'Peacocks' in Wildwood - aparently thete has been a delay & theyre 'hoping' to open in late *November.

To put it into perspective, you could buy the most valuable residential property in Stafford that is currently on the market for a little bit more than that (£725,000 for a 6 bed on Rowly Hall Drive) every year.

For £800,000 you could have purchased the late Image House on Foregate Street when it was on the market.

If we go by the very loose but common assumption that the rent is around 10% of the property worth (So a landlord will have the property paid for in ten years if it is let), somebody is valuing this property at £7,000,000. I think this is more about a pension funds balance sheet and asset list than anything else. Anyone know who actually owns it?

Unlikely that it's owend by anyone or any company based in the UK.....

Just realised that rent for Starbucks does not include the upper floors, which are let out separately as accommodation. It has to be wrong.

in the terms section of the accompanying document, it states rental is £57,500 per annum excluding rates and vat which sounds a bit more reasonable

What’s probably happening is that something like Starbucks Holdingd Ltd is renting the building from the owners at £57,500 pa and then subletting it to something like Starbucks Property Ltd. They in turn will sublet it to Starbucks Cafes UK Ltd which is a subsidiary of Starbucks Cafes Worldwide Ltd which is owned by Starbucks Catering Ltd. Starbucks Midlands then rent the shop and employ Starbucks Stafford Ltd to manage it. Starbucks Supplies Ltd will provide the coffee, Starbucks Furniture Ltd supply the tables. The staff are employed by Starbucks Personnel Ltd, a subsidiary of Starbucks HR Ltd. Starbucks Stafford Ltd pays an annual rent to Starbucks Finance UK Ltd, a subsidiary of Starbucks Finance Global Ltd,of £690,000 to cover all the other companies’ costs. That means that Starbucks Stafford Ltd does not make any money, and so does not pay any tax. Starbucks Accountants Ltd will be managing this for them, for a hefty fee, and Starbucks Legal Services Ltd will be checking the loopholes. All the companies and their subsidiaries higher up the food chain will be able to claim tax relief for the losses they have incurred by the demise of a Starbucks Stafford Ltd and will be reimbursed by HMRC. Meanwhile Starbucks Stafford Railway Station Ltd, which has no proveable relationship to Starbucks Stafford Ltd, will carrry on trading, under a similar structure.

Where the halloween shop is used to be the Woolwich Building Society - years ago - can't remember what has been there since. I still have the "Staff have no access to the safe" sign from the skip when it was gutted after they went.
