Estate Agent Recommendations needed

Once again i turn to the experiences of stafford forum, im looking for recommendations for Estate Agents regarding selling a house please!

I want the good, the bad and the ugly please.

AVOID DBRoberts at all costs!

They are money swindling idiots!

They bring a whole new meaning to the word 'incompetence'

When a neighbour uses an agent with success then so follows the practice in that street

Nut clusters

Hamptons International if you are in Doxey, otherwise it's more about your home and what you expect to get for it

Nationally, I hear that sales are achieving around 96% of asking price so all good if you are just flogging, however, that also means less clout when buying.

Ergo - if you are going up in the world it will cost ya

I used John German no complaints about them. They kept us regularly updated and their commission was the lowest I found.

Haven't used DB Roberts but the house we purchased was through them and we were told that they were indeed "F ing useless" even to the point of lying to get the offer price accepted by the sellers.

Also like to add AVOID Bridgfords - I am buying a house through them at the moment and they are seriously rivaling DBRoberts incompetence!

They tie you in to a contact of exclusivity and can sue you if you sell through anyone else or privately!

So , why should they not do this?

If they spend monies on an office and ads to sell your property and you get viewers round to buy and one wants to buy - surely they are worthy of a fee? If you then agree a sale 'privately' they would have a grievance

A contract should have something in it for both parties - perhaps write your own contract to include a get out clause, or fee paid to you, if they don't sell the property within an given time frame

They take some pictures, put it on Rightmove, put a sign on your lawn then charge you £2000!

I understand what you mean but I'm only miffed as I offered the sellers £118 privately which they accepted!

They then realised they had tied themselves in with Bridgfords and I had to increase my offer to £120 to cover the fees!

Also I tried to view houses with Bridgfords and was told that I had to be 'vetted' before I could view - I understand this cuts down on time wasters aimlessly wondering round your house just to be nosy!

I said I could pop to my local with a copy of my mortgage in principle, no no I was told you have to have an hour long mortgage appointment (trying to sell you shit)

Okay I said when can you get me in? Oh well we don't have any appointments available with our adviser for 2 weeks!

In the end I never viewed that house - its still for sale.

The reason I viewed the house I'm buying now is because I know the neighbors and they arranged a private viewing.

You have the looks :heyhey: - I have the charm :rofl: Why don't we open our own chain of Estate Agents?

I would suggest we piggy back on existing High Street /shopping centres, say taking a small desk area for a short term lease,with the rest online

I have never used, will never use, and have advised countless others never to use Evans&Evans, after an incident several years ago when I offered the full asking price on a modest house in Castlefields they were selling, had the offer accepted by the sellers, received a document confirming the acceptance, then days later got a phone call from an off-hand female in said company who casually and completely unapologetically informed me that they had subsequently 'Found a cash buyer' (as opposed to a member of the armed forces with a mortgage), and had persuaded the buyers to renege on their contract with me. Clearly, that shining employee of e&e had had no intention of behaving with any integrity whatsoever and had continued to market the house as if no agreement existed between myself and the owners. Utter, utter, shameless, unprincipled, deceitful, untrustworthy little shit.

Well after a horrendous start with nicholsons, we went with dbroberts ( I had completely forgotten about this thread!) and we have been on with them 6 months now with no offers.

Had goodchilds round to look at changing over, but the guys attitude stank.....so we're back a square one, do we stay with dbroberts or start again with someone else?
