Estate Agent Recommendations needed

Well after a horrendous start with nicholsons, we went with dbroberts and we have been on with them 6 months now with no offers.

Had goodchilds round to look at changing over, but the guys attitude stank...., do we stay with dbroberts or start again with someone else?

Just to clarify..

You say you have been with DB Roberts for 6 months with no offers?
Out of interest how many viewings have you had?



The reason that I am asking is this......if you have had NO viewings then it is the problem of the agent.

If the agent has provided you with numerous viewings AND you are marketed at the right price then the fact that you have had no offers could be down to a number of other factors.

Yep to being on rightmove.

We have had approx 20 viewings so far, but my main problem with dbroberts is that they appear to be really not matching people well enough so the majority of viewings have almost been time wasters.

We said that we were looking at moving quickly yet they sent people round who hadn't even gone on the market yet.

House is priced for a quick sale and is very competitive with other houses nearby.

I don't know whether I'm being impatient as I really thought we'd be near completion by now...... Sad face.....

Hate to say I told you so....

They are horrible scumbags - I rented from them for 2 years - not a single good experience to report.

I was also renting the house while DBRoberts were trying to sell it - so I would show people round - again they just wanted bodies through the door so they could turn to the landlord and say 'Oh well we've had 2 viewings this week!' despite the face that the house was completely unsuitable for the viewers they sent.

I also had sooo many no-shows! They would pressure people into viewing, book the appointment with me, then the viewer just wouldn't turn up as they weren't actually interested.

I'm not saying its 100% their fault (90-10 maybe!) but if its a good deal then it should have shifted by now!

People always think their houses are beautiful - the house I brought the guy was super tecky - he had a TV in every room, internet and gaming cables running everywhere - he really thought it was an asset to the house - I moved it and ripped it all out!

No shows.....dont they realise that you have spent all morning cleaning the house, baking bread, arranged fresh flowers, folded your loo roll into decorative points, polished, scrubbed and dusted, hidden the dog, removed every bit of clutter from the house.......

I've never actually totally managed to achieve that, selling the house or not selling the house.

I would rather it me show them round than have DBRoberts traipse round my house when I wasn't there!

Whats that new estate agents by Spice Island - they seem reasonably priced and being a newbie to the market, might have new ideas to promote your place.

Pretty sure they cannot legally enter without permission and you can refuse to show people round too, something to do with your right to quiet enjoyment of the property whilst a tenant. In some circumstances it may an idea for the landlord to back off and leave you to vacate first, as if you show people round you can point out all the bad bits and put off everyone.
