House prices - what is wrong with this place?

Farkin hilarious everyone, all well under the bridge now. Was finding bin bags full of rusting cans up the local hedgerows years later lol

Anyone know anything about this house in Park Avenue?

Someone has clearly spent money on it - big conservatory, fairly new kitchen, loft room - but it is selling for just £74950 and it's in a nice area.

There is clearly something wrong with it because it is unmortgageable. Just wondered if anyone knew why?

That street is notorious for subsidance issues, so I'll take a big guess on it being the problem.

There's a brook that runs down the back of the houses. I used to have friends that lived next door, and that house is the last in a substancial dip compared to the rest. It's strange, because my parent's house backs onto Park Avenue and that's got no subsidance at all; the soil composition must be completely different.

So presumably its the houses the back onto the brook that suffer then and the rest of the road is safe?

I was just surprised that I'd never heard of any problems with subsidance around the brook. What are houses further upstream/downstream like?

The house sits on quite a big piece of land so without the subsidance I imagine it would be worth a lot more than its current selling price!

Upstream the brook runs right through the back of the gardens; people I know up there haven't any problems. It's not the same one that is seen at the bottom though, that comes from the back of the school fields, it's a small tributary and goes underground from about number 20 downwards. If you come down West Way and look at the brook you'll notice there's a dip around where the tree is and then it goes back up again. House prices on Park Avenue are generally in the £200k region.

I saw this place a while ago, think I posted it on here. Seems strange that nobody has gone for it, must have been on sale for over 6 months. Am guessing the problems are pretty bad, if you can't get a mortgage can you still get buildings insurance?

Is it just me, or is that too cheap? I know its not the best area but it seems very good value. Must be something wrong.
my sister lived there...go and visit the street - there's enough parking for a total of say 8 cars...but everyone in that street has on average 2 cars EACH.

frequently they'd get blocked in on their own drive by neighbours parking over their driveway, and have to do the rounds to see who owned the car.

Other than that, I'd buy it :)
Esp if I never had a car :P

I don't know which end of Second Avenue it is, but I'm under the impression that the Holmcroft Road end is good, but towards Woodlands Road it's not so good.

Edit: Just found it and it's exactly half way between Holmcroft Road and Woodlands Road, so it could be either way!!

how bizarre.. maybe that's why the rent is so cheap - it's only short-term, until the place is sold..

I live just down from there, on Clare road. Seems nice enough to me! That house is a decent size for the rental price, but about right for purchasing. Maybe a little cheaper than expected, but not far out.

Clare Road must be at the good end then! Just kidding lol

Personally I've never had any bad experiences when I've been in the area and I know plenty of nice people who live around there so I'm in no position to say that it's not a good area.

My previous comment was based on what people I know who live in the area have said. Every area has its good and bad points anyway!

The house looks really nice (especially for its price). It's been massively extended: unless I'm mistaken those houses were built with two bedrooms and bathroom upstairs and living room and kitchen downstairs. It's now got a big conservatory, study, garage, porch, WC and two more bedrooms!

For those of you who like to see the floor plans, they're on the For Sale listing but not on the To Rent listing!

To be fair I wouldn't live in Pitt Street, and thats not far from me either! But yeah, seems a good house for the money. My sister pays more than that to rent a 3 bed, and its half the size.
