It bothers me that it’s legal to let a property with such out-of-date electrics. Only takes one customer accident...

I understand that when you rent commercial property you essentially are renting the shell, but we asked that a condition of the lease was that the electrics were made safe and were ensured it had been done. I even phoned the electrician and was given false advice that could have killed me, I have a professional looking at it this week.

Yeah, it's a bit different from renting residential I guess. You can basically do what you like with it because that's a given for this kind of thing.

I hope you intend to seek compensation from them for any work that needs doing - as it was a condition of the lease that they broke.

Bacolite fuse box, real wire that needs replacing. Upstairs has trip switches but other than the weird 30a in the ceiling that is just controlling the upstairs on one side.

After some advice from someone that wires up train tracks I'm seeking professional advice, even though it could condemn the building and negate a weeks work and several hundred quid in materials. Never been this wary of electrics in my life!

found the following I'm sure you will have looked this up anyway - can't remember what it said in the lease
What are my responsibilities as a commercial landlord?
You will be responsible for all the health and safety responsibilities within the building you own – from risk assessments, safety of electrical appliances, managing asbestos and ensuring a registered gas safe engineer inspects the property. Often many of these points are overlooked due to the number of non-professional landlords renting out properties
Fixtures and fittings
Any fixtures and fittings you have installed in the property need to be safe to use. This includes correct installation and, in the case of some electrical equipment, a safety certificate.

If the tenant installs any fixtures and fittings themselves, then it will usually be their responsibility to maintain those. It’s best to clarify exactly what you will take responsibility for in the lease should you need to refer to it later.
As a commercial landlord you also have responsibility for the general upkeep and maintenance of the building and its structure.

Just ventured out to B&Q who helped to empty my wallet of many £££ by filling my trolley of decorating materials needed after the recent rewire :hmm:

..... Although Stafford and rural homes helped a little as i got a decorating voucher from them to ease the pain :)

Got no central heating. Hubby out on the garage roof with a hairdryer on the condenser pipe and I'm boiling kettles of water to pour on it :(

Sore throat, headache, cough, nose that goes from blocked to Niagara falls. Eyes that stream and I feel like I got run over. Anything familiar?

I've had that - just coming out from under a whole week of it - I may have actually died on Saturday.

The amount of stuff that came out of my nose was truly awesome...

Not on the hairdryer.!!
Did have to run back inside for the electric cut-out switch thingy at one point, as it started thawing and dripping from the hairdryer :o
Hair dryer and 2 kettles of boiling water has sorted it for now though , central heating has now come back on .

At least this unit cuts out and gives an error code so that I could ring the gas engineer to check if that was the possible problem (Sorry for late call Mark!)
When it happened on our old gas boiler a few years ago, the unit kept running so the backed up water was pouring through the ceiling!

First thoughts...I'd had cider...could I drive him to hospital...

Then as he put the ladders back in the shed , freezing cold after being out on the roof for half an hour, my " have you checked that no cats have sneaked in" got a :blah: :lol:

Same! Except we found out at midnight so a bit stuck...

Don’t even know if the pipe round the side is out condensate pipe! It’s metal and I was expecting plastic, and has a cap over the end. Might have managed to defrost it might not, can’t really be sure.

That’s what I thought. We don’t appear to have any plastic ones coming out of the house though - other than one from the bathroom as a drainage pipe from something but I know it’s not that because the bathroom was never touched during installation
