Riverside shopping centre on hold?

A few posts under my belt
I have been informed by the Agents representing the new Riverside scheme that everything is on hold because they need to replan.
I know they are having problems getting national retailers to sign up, plus primark are desperate to get someone to take over their lease.
Clarks shoes pulled out a while ago.

Rumour has it there is also a problem with the foundations, however like I said this is only a rumour.

Secondly, they are continue working on the site even as we speak looking like putting the finishing touches in place, such as paving and by all accounts all the units are essentially taken. Foundations are no issues they have go so far down.

Primark submitted their planning for signage only last week or week before. M&s, chiquitos, nandos new look, outfit are others who have very recently also submitted plans for sigange. All of which can be viewed on SBCs website.

Clarks have never been linked with site what so ever.

I can't say I am at all surprised to be honest. I think they should have been concentrating on filling up the existing empty shops instead of building new ones. It is obvious to me that this new shopping centre will draw customers away from the existing shops.

Clarks were on the original plans, I had been looking at a unit for sometime and had many details sent to me with regards to who had signed contracts and who were in discussions.
Fragrance shop were in discussions too and decided to stay put.
It was only yesterday I spoke to two agents.

read my post and go check the borough council website on those submitting plans for their signage in the last 2-3 weeks or so.

I am also an agent working on behalf of two of the retailers as well as consulting on the project for a third party before it got started. Clarks never have been thought of for this development and vice versa. They like smaller more cost effective premises. My understanding standard they are tied into a lease elsewhere in the town anyway, of course I no nothing about that arrangement..

No they have not, these units are too big and costly to a fragrance shop, certainly for the stafford requirements.

I am one of a small number of agents for this site. PM me the details of the two agents you spoken with as I know them all and front runners of those agents.

2 other units have also been let to national retailers both of whom do not have a presence in the town. These will be released subject to contract and makes the development over 90% full.

Who should concentrate on filling up the towns shops?
That has nothing to do anyone except the landlord and agent on their behalf.

if you hadn't noticed the town is in a major need of a wake up, retailers have been leaving and not replaced, this development hasn't caused that, hell it isnt even open yet. There is hardly a major retailer in the town

if anything this should bring people in as stafford folk have been going elsewhere.

It's definitely still on target, I just spoke to a letting agency a few minutes ago, so it is rubbish I'm afraid, and river island told me a few weeks ago it had been brought foward for them to start moving in July.
Maybe they didn't want your shop in there, lol :lorks:

Maybe something has been exposed ? EIA perhaps not done ? Regarding foundations the old riverside leisure centre main entrance subsided prior to its opening back in the day !

Not sure who all these local agents are as there is only one.

Snagging/ inspections as far as I am aware have not taken place but are due to take place anytime now.

there are always minor things to check up on and rejigg/ reconfigure after such inspections. Foundations were checked in autumn and were passed off. At piles 30 metres deep something would have to be seriously wrong to have occurred now. Yet on just checking the site today workers were bouncing around just as normal doing things like paving. The M&S shopfitters are in are doing their bit.

any agent who is not a fly by night cowboy would not deal in rumour and they certainly wouldn't by relaying it to the random public. They would be making phonecalls checking facts and crapping their pants at the same time. I have emailed Carl at lxb.

more concerned with comments that major retailers were not signing up and most units have not been let. I would love to talk to this agent :)

I can't wait for the new retail centre to open I think it will bring a new lease of life into Stafford, let's be honest there's not much to get excited about in the current guildhall as it is.

Gareth, the one thing im looking forward to most is the cinema. Is that still going to happen in your opinion or has it been shelved. Thanks

At least once it opens there will be an easy route to walk from the new car park, people seem reluctant to walk round at the moment! Can they get out onto the river or do they have to walk up past the old library? Never seen so many queues at the guildhall!

Cinema still happening and a chain has been selected sometime ago but yet to announced.

Cinema is the last phase to be completed, at the earliest this will be is jan 2017.

They have alot to do in that section including raising the path opposite SBC to street that will include an underground water filtration system if the river level gets too high. It will help water the new trees they will plant :)
