How to sell a house...

I have seen on here there are quite a few people bought or about to buy a house. we have been trying to sell our house for months and finally got someone who is really interested and is coming back for a second viewing, what i would like is peoples ideas of how to clinch the deal and get her hooked. What makes a house irresistable?

The smell of freshly brewed coffee and baking bread, I believe.

Outside, cut grass, weed, park your car round the corner, maybe put some flowers on show idealy in pots.....

Coffee and bread so oldan idea now not sure people go for it anymore.....but offering opium sounds like a good idea...lol

Finding out what they like and dont like about your house would be useful and then acting on the information

According to various TV programmes, paint everywhere magnolia. Then when the new people move in they can paint it all back to crazy colours because everyone hates magnolia.

I am told that Royal Blue front doors have a subliminal effect. I painted one on Western Downs once and it was snapped up instantly.

Don't listen to Florence on marketing issues - she has been told by a notorious double-glazing salesman that she is what they term a 'screaming raver' - ripe for the picking .....

Thanks guys. Well, only got until tuesday so no prospect of painting everywhere magnolia,front door already royal blue and we know she loves the garden so we been getting that as good as possible. So just need to think of the extra little things that will make it irresitable.

It sounds like it's a single female - just have a kitten curled up in front of the fire, ( borrow one, if necessary ), - guaranteed sale!

you could hire a plane to spray chemicals into the atmosphere at a point 3 miles west of yourhouse thus making it rain owweryonder and thus bathing your garding in dappled sunlight . Sold

Just make sure its tidy, and any little jobs are done. Make it look like there is nothing that needs doing, even though that wont be the case.
