Older houses have bigger rooms and more land, generally speaking. Plus you don't pay the premium of buying new, if I had the money I'd be looking for the bigger garden with option to modernise.

We've put our house up for sale twice and twice we couldn't find anything with as much parking space or a garden that even came close to what we've already got for the price we wanted. All the new builds over looked the neighbours gardens. It's a old house and decided to completely renovate, it ended up down to the bare brick with all the ground floor being replaced due to black ash. We're not in the best area of stafford but you can get more house for your money if you don't mind paying a bit out to make alterations and are not sold on postcode.

Modern houses have totally inadequate storage space.

Modern houses are crap!! The build quality is diabolical, they are boxy, low ceilings, piss poor room sizes and tiny gardens. I wonder how many of them will still be standing in 100, 200 or even 300 years?? But yeah, they have 3 toilets :which seems bizarrely important to some people!!! :) <endrant>

that might be true of some, but i have quite a few friends who are builders/chippies/etc. and they have all commented on how our house seems to go break the "modern houses are crap" mould..

we've just had someone round to value our house, and he commented on the size of the rooms (bigger than he was expecting), the garage (over 9ft wide, versus the more typical 7ft), the bathrooms (double shower in the en suite, etc.) and the size of the garden (11.4m x 6m i think it was).. in terms of storage, we have a small utility room, big built-in wardrobes, airing cupboard, roof space, as well as the garage.. as i said, nothing extravagant, but i don't think it's fair to tar all new houses with the same brush..

not to mention the strict new energy laws they have to comply with, which means they are really well insulated and have very efficient central heating, so you barely have to heating on at all..

we're dead chuffed with our new build; as i say, it has spoilt us for other houses, unfortunately - hence our desire for new build houses on this police HQ plot (to bring this back on topic)!

But yeah, they have 3 toilets :which seems bizarrely important to some people!!! :) <endrant>

i have crohn's disease, so toilets are very important in this household ;)

@db I would be surprised if the houses on the old Police HQ (if they EVER get built) will be as big as you current house seems. They will be crammed in for maximum profit.

I understand that our PCC Matthew Ellis much prefers a few luxury home on the site, so as not to add congestion to the area. Should be able to make a dissision in July, oh is October, never mind.

yeah, i've just been looking at the new builds on st. mary's gate just out of interest and they look terrible compared to where we are at the moment! i'm not holding my breath re: houses being developed on this police HQ land either, like you say..

we don't want to move, but have to because of the location.. hey ho, i'm sure something will turn up :)

hmmm.. so as far as you're aware, discussions are ongoing at least, and something may happen in the near future?

Discussion seem to be going on for ever, our PCC has had all the buildings demolished, evicted the Phone Mast Companies, yet the land lies empty. He doesn't want a retirement village or a health centre on there (although you never know) so I suspect that eventually, at the right price, houses will be built there in the Future.

And that's the fundamental flaw with most (not @db's though) new houses :). Whilst they have to adhere to some environmental and health & safety requirements, the main concern of the designers is now to get as many houses per acre as possible for as little money as possible regardless of the quality of life issues this may lead to for residents.

definitely not disagreeing with that.. me and the missus are genuinely convinced they made a faux pas when marking our plot out, as we've got loads of space, aren't overlooked by the neighbours, etc.. that's not true of all the other houses on this development, though - as you say, they've crammed them in all over the place, some in the most bizarre locations / angles!

Most developments are built at 35 dph. However, density, house type and mix is influenced by location and the local housing market. I would expect the Police HQ to comprise of a number of larger 4 and 5 bed houses on larger plots because of its location within Baswich.

As with any new developments there will be a need to provide for affordable housing as these will comprise of predominantly 2 and 3 bed houses on smaller plots.

The quality of the scheme will also depend on the house builder that buys the site. Some developers will try and cramp the site, whilst others will aim for the higher end market and will build larger homes and few dwellings, for example CALA Homes etc.

The Rowley Park scheme, which has been built by TW, in my opinion will be similarly to how I see the Baswich development scheme looking.
