Possible help for first time buyers?

No update as such, but please anyone in need of a property solicitor avoid Grindeys in Stoke. They have yet again spectacularily managed to send the wrong document, a mere 4 days after they were hand delivered it and asked to fax it on. Also, the solicitor dealing with it amazingly happens to be out of the office again today, and their secretary is unable to deal with it.

Its a fax FFS, its not rocket science! They got it 9am on Monday, and are unable to fax it til tomorrow at the earliest. Suspect they are paid by the hour, as my vendor said it wasn't a flat fee. Mind you he was also told it was being sent yesterday. They are well aware that my funds will be withdrawn within a few weeks, its almost like they don't want the vendor to be able to sell.

As for my own solicitor, can't fault them. Cheers for the recommendations, I would deal with Grundy Delf again.

I dealt with Pickering and Butters form my purchase... absolutely useless....

They had to post documents to Mark Redler (next door but one) and charged us the postage for the pleasure. Problem was to get to the post box they had to walk past Mark Redler's....

They were basically just useless. I got hold of their e-mail address and bugged them every day until they did stuff just to get rid of me.

I have been reliably informed by my GF that Hutsby Mees (poss bad spelling?) are also about as much use as Stephen Hawking at a breakdancing competition. Took over three months to do a standard remortgage, and got arsey with her because she questioned them about it. Bearing in mind all mortgages last for 3 months, thats an amazingly shit attitude.

EDIT: Oh yes, the EA called Grindeys while I was there at lunchtime, they promised to send it immediately. I just called my solicitor, not arrived. Tossers.

my bro is in the same position at the mo, his solicitor seems to be on the ball....but the vendors is sailing in the wind.

apparently the bird who was originally doing the conveyancing has left the practice, but no one thought it may be a good idea to look in her in tray and deal with the results. :o(

bearing in mind there is no chain, our kids leaving rented accomodation to move into an empty house as the previous occupant has moved into an old people home (he'll have karked it by the time they get there!) you wouldnt expect any massive hold ups. but the key issue is the place needs a new roof and my bro has everybody lined up to crack on with it before winter sets in (and it cant be done until the roof is sorted and which will means the rest of the work being delayed) until the keys are in his hands.

bless him, hes working nights and doing a college course 2 days a week and i just want to look after him a bit and i cant. house buying is a messy, stressful and all round bloody horrible business at the best of times, but its proving really bad for him and his missus. :(

which was great when he used to get bullied on the way home from school- i sorted that out for him quick smartish to critical acclaim.

but this is his battle. thats why he has to fight it alone no matter how much i want to help him (and without lecturing and sounding like my dear old pa)... on the flip-side my house is probably likely to fall down before i ever get to sell the young man- so is he really worse off on his own? (apart without a big hug from me that is- obviously!)

Bloody hell cookie, thats crap! Maybe my vendors sol has also left and they didn't notice. Or another customer has shanked him...

Lender need a certificate of completion for the extension, vendor doesn't have it and council records don't go back that far. Can't get indemnity insurance as we asked for the documents (trying to get everything above board actually screws you, seems you are better burying your head in the sand and paying an insurance company instead).

So looks like no house, and I owe £1500 more than I did 3 months ago :grr:

If the records don't exist ( how long do they keep them? ) would it be too difficult to forge one and say the vendor has 'found' it? It would be in his interest too....

A lot of the people who are standing in your way are very simple-minded.

Even better, email from the council states prior to 1992 they did not even issue certificates of completion?!?!?!?!

Somebody somewhere is seriously taking the piss, how can I be the only person up against such bullshit? How the feck can I yet again require a piece of paper that would never have been issued?

Just say it was built before '92 and get the vendor to confirm, it's in his interest also. I'm writing this in Prague and yet Stafford seems so much more Kafka-esque...
