Why won't the council let you have some tables and chairs outside?
I think it would encourage more people to visit your establishment
Goldilox doesn’t run the pub. 7 Market Square has its application for seating rejected, I’m sure the minutes of the licensing committee will still be available online. I don’t think many people think there’s a call for seating outside TMV. It just doesn’t strike me as the kind of place that needs itHave you taken legal advice? Because I am very close with a Birmingham property lawyer who I could ask for advice if you like. I used to work for a property lawyer so I think you need to contact the land registry which you can do yourself.(you don't need to pay a lawyer for that) I have ordered copies of the deeds for properties I own to check boundaries etc. I haven't needed to pay a solicitor to do that. I also think there is something about maintaining land for a number of years means you now own it especially if the previous owner hasn't bothered with it for years. I have pinched some of my neighbours land to use as a bin store and she doesn't mind because she doesn't want to maintain the land.

You must try again for outside seating and ask your regulars to support you by contacting the council about it. The town has become divided because of Riverside and you need to inject some life back into the quiet side of town.

True!I suspect various Vaults landlords who've watched their trade disappear to the Swan or Wetherspoons every time the sun comes out might disagree with you on the need for outside seating, though.

I'm still not sure about that end wall, it doesn't seem to fit with the rest of the building. The layoit of the bar is also an odd shape with a fireplace at an angle and a step up to the toilets .Difficult to say, it looks as though it has incorporated adjacent buildings in that period, but difficult to tell if it was a complete rebuild
