New M&S and Morrisons on their way to Stafford

I see what you mean, but I was thinking of the new car park as being on the outskirts of the town centre at least. Anyone coming from the south/east will park at the new multi storey place, anyone from the west will use Sainsburys, and us in the north will use morrisons I guess! People nowadays are amazingly lazy though, and I expect to see people gridlocking the town just to park 40 feet closer to the shop they want.

What we REALLY need is a way for those cars that don't want to visit town, to avoid it alltogether. But Stafford aint like that, we have to drive through the town to get to t'other side. All our roads are geared up to bring people into a mile squared over congested driving nightmare, and thats when the motorway is clear.

People are lazy, people will drive, if you inconvenience them they will drive elsewhere, often for miles and at great expense, just because they'd rather be moving somehwere than sat still.

I find it hard to believe that traffic will be a major concern. The only time it is really a concern is when the M6 is blocked and those people are not coming to Stafford! Stafford has small narrow roads in and out and there is nothing that can be done about that. The travel time is manageable compared with the bigger towns and cities. Any investment in this ecomomy that appears to actually have some forethought is worth doing imho.

RE: Traffic concerns...

There are big plans afoot to massively expand Beacon Business Park and IMHO they should include a park and ride. Great location for one and could also be used for people travelling to the hospital where parking is obviously scarce and expensive.

IMHO Park and rides as above plus near junction 13 and 14 are a must for Stafford.... problem is evryone is too short sighted to see the issues and instead they just want to keep building houses and shops...

Lefroy summed his ignorance up nicely when he said "it is better to have some congestion and a busy and thriving town than to have no congestion and a dead town."

What proportion of the hospital's traffic actually approaches from the A518 at Beaconside though?

Even then P&R would only work if it offered cheaper parking than the hospital.

It wouldn't work unless you increased the cost of town centre car parking and I can't see that happening.

Stafford is only congested for relatively short periods during the day. Clearly it isn't putting retailers off investing here either. Tamworth Ventura Park is a good example of that - it is chaos on a Saturday, but the retail park is doing very nicely thank you. Lefroy is voicing a standard Tory view that traffic = economic success.

Is there not a link between the level of traffic and economic activity. I haven't the exact figures but the last 3 years has been a decline in car use. Now I know some on here would welcome that fact but is a sign that people aren't going places as they was and not spending their money in shops, cafes, seaside resorts etc which can't be good for the economy

Interesting reading from the LXB Retail (Jersey-based tax avoiders and shopping centre developers) PLC Annual report:

Sorry for the terrible cut and paste job

Stafford

Good progress has been made at Stafford
Riverside with the expiry of the judicial review
period and the discharge of the vast majority
of the pre-commencement planning conditions.
There are now only a handful of conditions
outstanding and we anticipate these being
satisfied in the near future.

Progress has also been made on potential
lettings with discussions ongoing with five
major retailers to take space and a number
of potential transactions in solicitors’ hands.
The conclusion of a number of these would
allow site works to start by summer 2013 with
an anticipated completion date in mid-2014.

At Stafford Kingsmead, whilst commencement
of this scheme remains about 18 months away,
progress has been made towards completing
the site assembly with an agreement due to be
exchanged imminently to acquire an additional
part of the site. Like the Riverside scheme,
planning permission for this site was achieved
in 2012 and the judicial review period has
now expired.

The foodstore anchor unit is pre-let to
Morrisons and initial discussions have been
undertaken with potential tenants for
the remaining retail accommodation and
expressions of interest have been received.
However, these have not been concluded
to date owing to the extended timeframe
before delivery.

No mention of M&S as anchor tenant any more and the start date appears to be disappearing into the future? The worlds first underwater Morrisons looks to open in 2015.
