Buying a House

I don't understand why you would want a conservatory they are too hot in the summer and too cold in the winter.

This one works well enough. On the north wall, so never too hot. Plenty of mass and rarely has a cold problem.

Thankyou all!

I've been desperately trying to contact the solicitors to find out exactly what the problem is, it seems when I have mundane stupid questions they are super quick to reply but when I am fretting I can't seem to get hold of them!

As far as I am aware the 1967 (don't quote me on that date its 8.30am in the morning!) Housing Act means anyone who is living in a leasehold property has the right to buy it back - under two conditions - they have lived in the property for 2 years and the original lease was longer than 21 years.

So I don't see why there would be a problem - but when I spoke to the solicitor they mumbled this may not be the case and said something like 'it didn't seem right' or 'didn't make much sense' -- that's all I have to go on right now!

Thankyou Tek - I have actually viewed this house - although it is bigger, has a garage, a good location, it is terribly overlooked!

The one thing I like about our house is it is down a quiet street and doesn't have a million people peering into your back garden when sunbathing!

Another thing that has pissed me off is when we viewed the property the owners said they weren't in a chain and would be renting, so we could move in asap! However on the documents I have received they have put their proposed moving date as August!

So I will have to sit here and pay another 3 months rent - I could have brought a new kitchen for that money!

I don't want to pull out yet - I am a first time buyer and not a lot of this makes sense, I just want to get my facts straight and my head around all this before I make a decision - I don't want to go running scared and it turn out to be nothing!

It makes it harder as I can't say this is my dream house - and it certainly isn't the dream location - I would much rather be buying in Stafford!

Ah so it continues.....

I don't understand why you would want a conservatory they are too hot in the summer and too cold in the winter. The only historical reason is that you could build one without planning permission. Given the relaxation on planning rules for single storey extensions I don't see why anyone would get one these days, they are good for about 3 months of the year then too hot or cold.

I've never had that problem in any house I've lived in with a conservatory. When its too hot I opened a door, I like fresh air. The last one was open to the house anyway (as is my OH's) so it never got too cold either. I'd rather have a room that feels open to the outside than just a room, I used to often sit in my conservatory even on rainy days because I liked to see outside while reading.

The description is pretty dire, looks like the forum has done a better job of marketing the property than the agent!

On the outside it looks like a nice house for the price.

On a previously listing it showed photos of the inside of the house, it all looked pretty good.

apart from access and parking it looked amazing for the money.

If you would like a visit from Mr Marwood don't forget to plant some pampas grass in the front garden.

Wolverhampton isn't that bad, there are lots of things open, and they aren't all coffee shops and charity shops :P
