What costs are involved with buying a house.

Hypothetically speaking, if one was to buy a house for cash, what fees would be payable, and to whom?

The only thing that seems to really be necessary is the 'conveyancing' - and some enterprising people have done this themselves.

Surveys, etc., would be optional, if you were able to trust your own judgement.

If you don't need a mortgage then the survey is optional, if you do bother then only bother with a full one. Anything less and they only spend 20 minutes checking it has the right number of walls etc. the amount of 'May have', 'Would possibly' and 'may require more inspection' on my report made me wonder if he'd even entered the house.

My total solicitors fee was £867 IIRC, that was with them allegedly doing everything but in reality me and the EA seemed to do a lot of it! The only thing I would stress is that if you do use someone, make sure its someone you can see in person easily. Things are too easily dodged on the phone, whereas you standing in their office makes things happen. One of my main reasons for choosing my solicitor, apart from the reccomendations on here, was that she was 2 minutes away from my office.

Took me a while to figure out - you mean the saltings as you go out of bazz itch towards the crem?

I have looked at a few of those online, a lot of them look very good. I know nothing about them though, and a lot of them are price comparable to bricks and mortar. How do they age?

Pretty certain that there's a lower age limit for purchasers on there, could be wrong but I think it's over 50s only.

I looked into buying one of those "sheds" up Bazz itch,I needed be over 55 to get me hands on one. Woman I spoke to in the estate agents told me not waste me money on 1 cos they were crap. And it were her company selling'em!

Site owners probably take a commission on every sale too so when you came to sell up they'd want their wedge as well as the estate agents cut.
